Superb lodge on the Knoydart Peninsula with its own beach and breathtaking views.

Description

Nestled on the picturesque cove of Doune Bay, on the western shore of the breathtaking Knoydart Peninsula, the sale of Doune Bay Lodge is a rarely available opportunity to acquire a turnkey property in a spectacular setting on its own beach.

Doune Bay Lodge has been renovated to a high standard and is currently operating as a successful holiday let. The property is completely off-grid, with power supplied from a solar PV and micro hydro system. The location is wonderfully remote - getting to Doune involves catching the frequent passenger ferry from Mallaig to Inverie, followed by a 5.5 mile drive on the only road on Knoydart and then a short 1km walk on a track. The current owners also have their own boat for direct access (available by further negotiation) with moorings and access to a pier, slipway and commercial sized boat shed.

The property offers an expansive and versatile layout, comprising five generously proportioned en suite bedrooms over two levels, all with stunning views. The principal bedroom enjoys extraordinary views from the full height patio doors leading onto the outside deck. The open-plan living and dining area forms the heart of the property, featuring large windows that frame panoramic views over the Sound of Sleat to the Isle of Skye and the Cuillin mountain range. The contemporary kitchen is well-appointed with a range cooker, variety of mounted cabinetry and access through the full height patio doors onto the elevated deck.

The property is set within around 2 acres of its own land, which includes the shorefront. At the back of the property there is a store/workshop with separate access and its own shower room. A lifestyle property such as Doune Bay Lodge would also not be complete without its own boathouse, offering the ideal storage space for water-based activities. A 10m coded faster charter boat; dingy, 8-seater car and quad are all available by further negotiation.

Also being offered for sale is neighbouring property Dun Ban, currently a full time residence for the owners in an equally spectacular setting. Both properties are powered from the same system in place at Dun Ban which incorporates 28 solar panels, a 1 kw micro hydro system, an 8 kw inverter, approximately 75kwh 48v battery system and a back-up diesel generator. All of these systems are fully automated.

Location

Doune Bay Lodge is located on the Knoydart Peninsula in the Scottish Highlands, accessible by boat from Mallaig or on foot from Kinlochhourn, Glenfinnan or Glen Dessary. Frequent ferries operate from Mallaig seven days a week.

Mallaig is situated on the northwest coast of the Scottish Highlands, facing the Inner Hebrides. It lies approximately 140 miles from Glasgow and is known as the gateway to the Knoydart Peninsula and the isles of Skye, Eigg, Rum, and Muck. Mallaig is also accessible via train, with the famous West Highland Line linking Mallaig to Fort William (44 miles) and Glasgow.

Doune Bay Lodge occupies a spectacular position in its own cove on the Western shore of the Knoydart peninsula.

Well known for being home to the remotest pub in mainland Britain, life on Knoydart centres around the community in Inverie which has a lively pub, restaurants, post office and a primary school. The community hall offers frequent live bands and events, with further amenities including community shop, pottery and tea room, local brewery and community library.

The fishing town of Mallaig, home to the mainland port, provides a range of shops, a hotel, banks, schools, convenience stores and access to the national rail network. Further shopping, including larger supermarkets, leisure facilities and access into the highlands can be found in Fort William, which lies approximately 45 miles to the east of Mallaig. The sleeper train operates from Fort William directly into London Euston.
