DESCRIPTION
Forest Lodge is a detached two storey building which is believed to originate from 1960’s but which has been remodeled and extended in recent years. The present owners purchased the property in 2017 and have carried out a comprehensive scheme of renovation to create a well proportioned property appointed to a high standard throughout.
Constructed of timber frame beneath a cedar shingle roof, Forest Lodge has high levels of insulation and is served by LPG central heating. The upgrading works also include re-wire and re-plumb, new roof, dining room extension and a complete cosmetic overhaul. The layout is arranged over two floors and ideally suited to both permanent occupancy and for use as a second home or for letting purposes which has been its most recent use from which a healthy income has been derived, with a strong ongoing lettings book.
At ground floor level the entrance hall provides access to the kitchen/breakfast room with extensive range of fitted units, integrated Neue appliances to include oven and microwave, 4 ring electric hob, fridge and dishwasher. At the other end of the room is a seating area with woodburner, and two arches open into the dining room extension which is a lovely light room with bifold doors opening directly to the decking and garden. The remainder of the ground floor comprises a double bedroom, shower room and utility area with space for washer and dryer. Also off the hall is an enclosed boiler room. At first floor level there are three double bedrooms and a family bathroom with quality tiling and sanitary ware incorporated.
LOCATION
Forest Lodge occupies a semi rural location in a scenic and unspoilt part of the island, close to Newborough Forest and Llanddwyn Island.
The property occupies a slightly elevated position on the edge of Newborough Village and enjoys a wonderful open aspect at the rear across the surrounding countryside and to Snowdonia yet is within walking distance of the village’s local services for everyday needs including pubs, village shop and primary school.
Menai Bridge and Bangor both have a choice of supermarkets including Waitrose and Tesco, and there are several popular pubs and restaurants locally including Dylan’s at Menai Bridge, The Oystercatcher at Rhosneigr and The Sea Shanty in Trearddur Bay.
On the recreational front the island is surrounded by wonderful coastline with numerous beaches many of which are only a short distance from Forest Lodge. Of particular note is Newborough from which there is a lovely walk either along the beach of through the forest to Llanddwyn Island which becomes separated from the mainland at high water. Indeed the coastal path runs around the whole of the island which enables one to fully appreciate the different coastal features and outlooks, and there is also wonderful walking in the nearby Snowdonia Range.
Other activities and attractions include, the Anglesey Sea Zoo, Halen Mon and Foel Farm Park all at Foel, golf courses at Rhosneigr, Holyhead and Bull Bay, motor racing at Ty Croes and riding stables at Tal y Foel on the banks of the Menai Strait. On the mainland there is Surf Snowdonia at Dolgarrog, a fantastic manmade surf centre, and Zipworld at Llanberis, the longest zip line in Europe. There is also of course excellent boating and general marine activities along the Menai Strait and across the Irish Sea including a yacht club in Beaumaris, marinas at Port Dinorwic, Deganwy and Conwy, Ribrides on the Straits and Plas Menai Sailing School on the mainland.
COMMUNICATIONS
Forest Lodge enjoys excellent road and rail links being within 10 miles from the A55 Expressway for travel across the North Wales coast and linking with the national motorway network. There is a direct rail service from Bangor to London Euston via Crewe and for travel to Ireland, a daily ferry service from Holyhead to Dunlahoaire.
OUTSIDE
The property is approached from the lane via a right of way over the drive to the neighbouring dwelling. There is a slate chip parking area in front of the house, and a wide lawn between the house and the land. On the south easterly side of the building is a wide decked area which can be accessed directly from the open plan kitchen/dining area, with step down to a lawned garden.
