Description

Description

The Oakwood Hotel is a fabulous hotel with 55 bedrooms on the outskirts of Gloucester city. Sitting within three acres, it has ample space for car parking, outdoor event spaces, and further development on all or part of the site (subject to the relevant consents).

Mixing old and new, this attractive Grade II Listed former Georgian house with additional, more modern, accommodation wings currently trades as a room only with limited staff and boasts fantastic profit margins. This former Premier Inn comes well equipped with clean, well maintained, rooms which feature ensuites. A newly refurbished bar is on the ground floor which opens for guests and enjoys access onto a newly created terrace area for outside drinking and dining with views out onto the Gloucestershire countryside and beyond.

Furthermore, the hotel's restaurant, which includes another bar, is of vast proportions and is partway through a refurbishment that has been halted due to the current owner's desire to sell up and retire, and is yet another exciting project and opportunity for a new owner to continue, offering yet further income for the business.

This opportunity would suit an array of buyers, from investors, hoteliers, developers and even care operators, it has something for everyone.

Location

what3words: ///score.throat.dorms
The Hotel is located just north of Gloucester city between the villages of Twigworth and Longford. The city centre is 2 miles away with a main line station (London Paddington 1hr 49mins). The main shopping centre at Gloucester Quays is 3.4 miles away. Cheltenham Racecourse, home to the world famous Cheltenham Festival, is just 9.6 miles north of the hotel.

Gloucester is a cathedral city and economical hot spot in the south west of England. Home to major employers such as GE Aviation, GCHQ, Safran Landing Systems and EDF energy. Plans are in place for a state of the art £400m Cyber Park on the outskirts of the city, with the ambition to turn the area into the UK’s leading cyber education centre. The city sits between the Cotswold AONB and The Forest of Dean, two areas that attract millions of tourists annually. The hotel is accessible via train and road (M5 Junction 11a).

Internal Details

On the ground floor and upon entering the hotel you're greeted by a spacious reception area. A semi circular reception desk is present with an office area behind. All floors can be accessed from here. Further on the ground floor is a fully refurbished bar area. Laid with wooden flooring, tasteful décor and soft touch furnishings, it is a lovely place to unwind and relax with a drink after a long day. Double doors open onto the newly crafted terrace. In the middle of refurbishment is a new function room; situated within the old building it is a beautiful and light room which has doors onto the rear and houses plenty of period features including wooden flooring, fireplaces and floor to ceiling sash windows. Also part of the original property, but with a further side extension, is the restaurant. Formerly a Table Table, this restaurant space is vast. Part way through a refurbishment, it has been stripped and offers a blank canvas to a new owner. It provides space for a number of covers, private dining rooms, cosy corners, a serving bar and large kitchen. Again, this has access onto the terrace.

Currently, the hotel is trading as fifty two letting rooms, there are three further rooms ready to occupy, however these are currently being used by the owner as office space. These three rooms are superior in size and offer views across open fields and beyond. They would make fabulous ensuite bedrooms or be further function/meeting room space.

Fixtures & Fittings

Trade fixtures & fittings are included in the freehold sale. Those items that are personal to the current owner may be excluded. Contact the selling agent for clarity.

Letting Accommodation

The accommodation 'wing' is spread across three floors. The current accommodation offers fifty two comfortable, clean and sizeable ensuite rooms, with some having benefitted from a bathroom refurb. All rooms are fitted with flat screen TVs, along with tea and coffee making facilities. Wi-Fi is offered throughout the hotel.

There are three further rooms ready to occupy, however these are currently being used by the owner as office space. These three rooms are superior in size and offer views across open fields and beyond. They would make fabulous ensuite bedrooms or be further function/meeting room space.

External Details

Externally, the hotel sits within 2.85 acres of grounds and enjoys far reaching countryside views to the Malvern Hills on one side and Cleeve Hill on the other. A large, newly laid, car park provides ample parking for a number of vehicles to the front and rear of the building. A paved terrace area has been recently created allowing guests to enjoy alfresco drinking and dining.

The Opportunity

This hotel presents a fantastic opportunity to a acquire a highly profitable and hands off business on the edge of this sought after city. If the new owner wishes to further develop the business, they can do so by finishing the restaurant and/or function rooms and provide a full service offering. Furthermore, subject to the relevant consents, there is the opportunity to further develop the site by adding additional rooms via extensions or separate room blocks, getting change of use to operate as a care facility, or for a complete redevelopment of the site altogether. The opportunities are endless.

Planning Permissions

There is an extensive list of planning permissions that have been obtained for the site which include:
Creation of a children's play area to the south of the site, on some scrub land off from the terrace - 22/01216/FUL
