Description

Clarendon sits within a generous and elevated plot of about 0.38 acres. The house has spacious accommodation across two floors extending to around 2,655 sq ft. The property is entered from a vestibule located on the eastern side of the house. This opens up into a hallway which leads to the sitting room which is located to the southern end of the property. The sitting room is a large space with a separate dining area and double doors which open into a south facing conservatory overlooking the garden.

Also off the hallway is the kitchen / dining room. There is plenty of space for a dining table with the kitchen located in the other half of the room. The utility room is adjacent and there is a back door leading to a courtyard where there is a washing line.

The bedrooms are all located to the northern end of the property. There are three double bedrooms on the ground floor with a further single bedroom or home office. The principal bedroom has a substantial en suite and the other bedrooms share a centrally located family bathroom. A fifth bedrooms is located on the first floor and also has an en suite. The views to the east are wonderful, particularly from this bedroom.

The grounds of Clarendon mainly sit to the south and east of the property. There is a driveway with ample room for parking which leads to a garage, and the remainder of the grounds are mainly laid to lawn and bordered by a range of mature hedges, trees and shrubs which provide colour as well as privacy and shelter.

Location

Clarendon sits in a central and elevated position on the south side of the River Tweed in the historic town of Peebles, just half a mile from the high street. This attractive town offers excellent local amenities with shops, professional services and supermarkets. It also has a secondary school just a short walk from the house.

Peebles is well placed for the commuter. Edinburgh is only 23 miles to the north and Glasgow 53 miles to the northwest. Edinburgh Airport (27 miles) has an increasing number of domestic and international flights.

Peeblesshire is one of the most beautiful and accessible parts of the Borders with rolling hills, farmland and woodlands. The area is renowned for its outdoor activities. There are golf courses at Peebles, Innerleithen and Cardrona. The Peebles Hydro and Cardrona Hotel both offer good leisure facilities and Glentress Forest with its trails is a fabulous location for mountain bikers.
