Description

Occupying a superb position on Holland Park Gardens, just south of the many conveniences on Holland Park Avenue and a few minutes' walk from the park, lies this wonderfully light-filled four-bedroom maisonette. The Tour



From the tree-lined street, steps lead up to a lit portico and a communal hall set at raised-ground level. The apartment opens to a private hallway, with much of the living space arranged around it. To the left, a dramatic double reception extends some 40 ft from a north-easterly bay at the front to a sun-drenched south-westerly bay at the rear, where the gardens are overlooked.



The kitchen and dining room occupy the front portion of the reception, where a wall of white cabinetry offers subtle practicality within the voluminous canvas of white walls, original cornicing and towering windows. Worktops are of white Corian with appliances by Neff, including an in-line induction hob.



Richly textured engineered oak with underfloor heating extends through both halves of the double reception room; each also has a gas fire with a honed granite surround. The space at the rear is arranged as a sitting room and has massive bay windows that frame leafy views of the communal gardens' trees during the warmer months.



Across the hall from the double reception are panelled doors to a guest WC, and at the rear is what could be a fourth bedroom, currently used as a study and occasional bedroom. Here, a pair of French doors pour light into the room and allow access to a short terrace with gated, cast-iron steps down to the gardens’ lawns.



There are three double bedrooms across the lower level; all have either bath or shower en suites. The two larger rooms have wide bay windows and built-in wardrobes. The third bedroom is situated at the rear and, like the study above it, has French doors that open onto a section of sunken courtyard with the bay’s lightwell.



At the front of the plan, within the former coal drop, are utilities and a tanked room which has in the past been used for wine storage. There is also secondary access from the street via the lightwell at the front.



Outdoor Area



The mature communal gardens, to which the maisonette has direct access at both levels, are neatly manicured and beautifully maintained. Sweeping lawns are dotted with shade-giving trees and several seating areas.



The Area



The house occupies an excellent position just south of Holland Park Avenue, within a few minutes’ walk from its namesake greenery and moments from a range of convenient cafes, bakeries, food shops and eateries. Portobello Road and Westbourne Grove are a short walk to the north.



The immediate area has many excellent restaurants, such as the two Michelin-starred Ledbury and three Michelin-starred Core by Clare Smyth and Ottolenghi.



Other bars, restaurants and pubs can be found throughout Notting Hill, as can The Electric Cinema and the popular Notting Hill Arts Club. The green open spaces of Holland Park and Kensington Gardens are also nearby, as are the many conveniences of Shepherd’s Bush and Westfield London.



The Underground stations of Holland Park (Central line) and Shepherds Bush (Central, London Overground and Southern Rail) are close at hand. There is also excellent road access to the M4, A4 and A40, providing quick routes to Heathrow Airport (approximately 40 minutes). Paddington station is also nearby for the Heathrow Express, services to the west of England, and the now-operational Crossrail.
