Lutton is a small hamlet of about 10 dwellings and farms in a lovely rural setting close to the edge of the open moor above the picturesque Avon Valley as it descends from the high moor above. It lies surrounded by the beautiful countryside of small stone wall and hedge bound fields that run up to the open spaces of the open moor itself. From the property there are wonderful walks to the reservoir above the Avon Dam, the Two Moors Way and Brent Moor.
Going down the hill lies South Brent, an ancient moorland community, on the edge of the Dartmoor National Park, and close to the A38 dual carriage way linking Exeter and Plymouth. South Brent has most local amenities including a primary school.

Description
Higher Lutton is a fine Grade II listed former farmhouse thought to date back to the 16th or early 17th Century. The original stone and slate farmhouse has been improved and extended and now offers well laid out family accommodation, which is all beautifully presented. The heart of the house is the spacious kitchen/ dining room with both an Aga and a wood burning stove. The principal extension to the house in 1985 added a gracious drawing room with marble mantel piece around the open fire and doors out the south facing terrace. Upstairs there is a very spacious master bedroom suite.
