Description
We do the same as all other estate agents, we just do it that much better. How? Easy, we have better photos, a better more detailed write-up, honest opinion, we're open longer and we have normal down to earth people working with us, just like you! It's really easy to be so much better...all backed up by our fantastic Google reviews.
We completely understand just how stressful selling and buying can be as we too have been there in your shoes. We know that with the right local family business behind you every step of the way throughout this process, you'll see how much easier it is for you when you choose Berry and George Estates to help make your move better.
It's your money at the end of the day, all I try to do is help point you in the right direction - but I'd call Beth 'in-house' Voted Mortgage Broker of the year for the past three years for Free Mortgage Advice, just Google 'LoveMortgages Mold' and read their fabulous reviews, which back this up.
Located in the new 'Centurion Village', nestled in Midge Hall, sits this stunning four bedroom detached family home that just oozes style, comfort and modern living. It's had all the money you'll ever need to spend, spent on it, as it's been finished to a very hight standard....all it requires from you, is to buy it and just move striaght in!
Fitted with solar panels to keep energy bills down, a 'B' rated Energy Performance Certificate, which means the home is kept nice and cozy for less money, there's a 21st Century electric car charging point, just so the Jones's can keep up with you, but above all of these luxuries, it's a modern, down to earth family home.
As we pull up outside this lovely looking and rather imposing house, I have to look at the price tag and wonder, am I at the right house? You seem to be getting a lot more for your money, than what I was expecting....and I haven't even set foot inside yet!
The freshly laid driveway can easily fit two cars on it, with an area of lawn to the right that could very simply be converted into more parking, if required?
We step through the part glazed front door, that allows plenty of light to flood through into the large entrance hallway, and we're instantly taken aback by the gorgeous 'Amtico'** flooring. This runs the length of the hallway and into the kitchen. A staircase rises in front of us to the first floor, while a door to our right opens into the lounge.
** Amtico flooring is a luxury vinyl tile that is highly durable, easy to clean, and resistant to scratches or scuffs.
The Lounge is of a generous size and can easily accommodate some large modern pieces of furniture, as well as accessories, without feeling at all cramped! A large bay window allows plenty of light in and provides more useful space to give the room a real sense of space. It's been beautifully presented by the present owners and their furniture.
Along the hallway we pass a large open recess under the stairs that's crying out for a bespoke shoe rack, a place for a decorative ornament or to be just left as a void....it's nice to have options.
The next door we come to is the handy downstairs cloakroom. Here, you'll find all the usual suspects that we've come to associate with such a room. There's a contemporary toilet, pedestal wash hand basin, a radiator to help keep it nice and toasty and to finish it all off, a half tiled wall for easy cleaning...oh, and let's not forget the gorgeous Amtico flooring.
At the end of the hallway, we come to the hub of this family home, the kitchen/diner/family room.
This is an impressive space with a stylish fitted kitchen at one end. With high-end fitted floor and wall mounted units, there are a couple of glass display units with Quartz worktops that adorn two of the walls. A five ring AEG induction hob, an integrated fridge freezer, dishwasher and to top this all off, the 'must have' wine cooler!
A large glass panelled bay provides more space in the already spacious dining area, with a set of patio doors that open into the garden. There's space in the dining room for a large table and chairs, so if entertaining friends and family is your thing, well that's another box you can cross off your list. The windows allow plenty of light in and also give a sense of Alfresco dining, no matter what the weather!
To the rear of this large room, and before we get to the utility room, is another space for a set of seats to create a snug or relaxation area. It's an ideal spot to sit, read a good book and relax with a glass of wine or cup of tea.
From here, a door opens into the utility room which is set far enough away to hide the noise of the washing machine and tumble drier. More floor and wall-mounted cupboards means you'll never be stuck for places to hide stuff! Worktops cover two walls with voids and plumbing for the aforementioned washing/dryer items. There's another door with a large glass panel, that opens to reveal the rear garden.
Stepping outside, it's a slice of heaven with a generous area of lawn and a small patio area, perfect for BBQs. You can instantly tell that the previous owners were not keen gardeners, which means you have the freedom to create your masterpiece. Usually, when you buy a home, you're having to redress other people's mess, but not here. A large fences offer a degree of privacy - but for complete privacy, I'd simply add a trellis to the top of it and grow some lovely shrubs that can start climbing up. This garden is crying out for someone with green fingers.
Stepping back inside the utility, as we walk into the kitchen, the next door on our right would have originally taken us into the integral garage. This has now been part converted into a rather useful third reception area.
Currently, it is being used as a very upmarket beauty salon, but offers a multitude of purposes i.e. a games room, play room and as more and more of us work from home today, an ideal office. The front section of this converted garage is now used as a handy storage facility.
With the ground floor complete, let's take a peek upstairs....
Luxurious light coloured carpets adorn the floors throughout the top floor and also help to keep it nice and bright. If we walk from right to left, the first door we come to opens into the main bedroom.
This is a spacious and well laid out room, offering space for a huge king size bed with matching bedside cabinets. There's a handy dressing area, a large recess waiting for a bespoke wardrobe to be fitted or even a freestanding one, depending on taste and budget. Dual aspect windows offer ample fresh air when open and let plenty of light in during the day.
An en-suite provides an air of luxury into this already lavish room. A generously sized space with a modern contemporary suite offers all you'll ever need on a day to day basis. There's your low level W.C., a pedestal wash hand basin and shower cubicle, which is fully tiled from floor to ceiling. A frosted window keeps the light levels high and stops any unwanted eyes from prying in..... although it's not that type of area! Oh, and a heated towel rail keeps your towels nice and toasty.
The next door along on the landing opens to reveal what heats the home. It's a state-of-the-art heating system that keeps the home nice and cosy.
Past here and into bedroom 2/3/4 - as they are all generous double bedrooms, it can be number whatever you like. Room for a large double bed and all the freestanding furniture you'll ever need, this is a room I could only dream of as a child.
The family bathroom is next on the hit list and this bathroom really surpasses itself.
As we step inside, a double width glass shower cubicle greets us and is tiled from floor to ceiling in class. Moving along the room we find a stylish pedestal wash hand basin and W.C. Opposite these is a panelled bath, offering you the best of both worlds, a world that most mere mortals can only dream of, with such luxury! Another frosted window keeps it nice and light and airy, with a heated towel rail fixed to the wall, to finish the room off.
Next, is the smallest of the bedrooms, but at 11'5" x 11'3 (approximately) this bedroom is still probably larger than most main bedrooms in the average household....so maybe I should rephrase the word smallest! Still capable of taking a large double bed, bedside furniture and space for a large wardrobe and dressing table, small it definitely is not!
...and finally we come to the last bedroom which I'd probably call bedroom two. Now, if I were a child or young adult, I'd be grateful for whichever bedroom I was given in this house. In this room, you can get everything and more in it, more than I could fit into all the other bedrooms, with ease and comfort too.
This home has been finished off internally to a very high standard, which are things you need to consider when buying a new build. It's expensive to add all these extras when you buy a new build, whereas when you buy one that's just a couple of years old, all the hard work and money has been spent on it, ready for you to just start enjoying it, without any more hassle from workmen!!
The beauty of living in the newly built Centurion Village is a bridle pathway that connects it to the local pub and farm shop. Schools are close by and the M6 is about a 10 minute drive away.

All in all, this is a fantastic family home that is ready to move straight into and at a price you can afford. It's been finished to a high standard and won't cost you an arm and a leg to finish off, as it's all been done for you! All of the rooms are an excellent size, from the lounge to the kitchen/diner/family room. The bedrooms will stop any fights from siblings as all are very generous doubles, the bathroom offers something for everyone, the en-suite oozes luxury, the cloakroom provides comfort, the utility room tranquillity for the rest of the home and a garden that's just waiting for you to put your stamp on it.......so if it's a luxurious four bedroom detached family home in the very popular 'Centurion Village' that you're after, well, I think you've just found it!
