Beyond the light well, a corridor leads onto a superb studio space, lit from above by a series of sloped roof lights. Stone steps lead down to the lower level, where rooms are arranged on one side of an arterial passage with limestone floors and an elegantly arched terracotta-clad ceiling above.



The principal bedroom is to the rear and opens onto the courtyard base of the light well. An en suite shower within a free-standing Carrara marble cube interrupts the open-plan space between the raised plinth of the bed and the perimeter of hardwood cabinetry.



Across the courtyard garden from the principal suite lies the second bedroom, also with a window that faces the outdoor space. There are two further bedrooms along the corridor, beyond the shared bathroom. The fourth is currently used as a second study, the third benefits from the natural illumination of the front light well. Beyond this, within the former coal drops, a brilliant and generous space has been carved out as a place for wine, general storage and utilities.



Outdoor Space



The apartment comes with residents' access to the gated communal gardens of Cleveland Square. The gardens cover is a sublime area of around 1.5 acres and were established around 1855 - just after the rows of Grade II-listed white stucco mansions that formed the residential nook.



Its fastidious upkeep places particular focus on horticulture and the garden is host to an incredibly rich eco variety; every bed has been meticulously designed with unusual and beautiful plants. The garden serves as a wonderful gathering point for the community and is used by the residents for socialising, exercise and relaxation.



The Area



The apartment is brilliantly situated in the east of Bayswater, close to the fast developing Queensway and just north of the open expanses of Kensington Gardens. Portobello Road, Golborne Road and Westbourne Grove are all within easy reach and are replete with boutiques, restaurants and excellent markets. The Foreign Exchange coffee shop and adjacent wine bar, Sol’s on Leinster Terrace and Jeremy King’s The Park restaurant on Bayswater Road are in immediate proximity to the apartment.



There are plenty of other cafés and restaurants in nearby Notting Hill, including the two Michelin-starred The Ledbury, three Michelin-starred Core by Clare Smyth, and Ottolenghi. The Electric Cinema, The Gate Theatre and Electric House are all within walking distance.



Hyde Park is a few minutes’ walk away; one of London’s most beautiful parks, it offers 350 acres of rambling green space, lake swimming, sports pitches and the pioneering Serpentine Pavilion.



Lancaster Gate, Bayswater and Paddington are the closest stations running District, Circle and Central Lines services east to west through the heart of the city. Paddington station also operates the newly opened Elizabeth line for fast services to Heathrow.
