Description

Country house with garaging and land extending to some 5.85 acres.

Description

Teuchat Hillock is an attractive and well presented period country property, which faces south, with views over agricultural land, and north to Montreathmont Forest. Conveniently located in Angus, the house is stone built with harled extensions and a slate roof, and has flexible accommodation, with both downstairs and upstairs bedrooms. It benefits from double glazing and two solar panels assisting with hot water. The oil fired central heating system is supplemented by a wood burning stove, and there is a heat recovery/air purifier system. While semi-detached, the house feels private, with its own gardens to the front and back. The paddock, on the other side of the minor public road, incorporates part of a former railway line. A new garage block was completed in 2024.

In front of the house is gravelled parking and turning, which continues on to the garage. A partially tiled porch opens to a welcoming hallway with a staircase to the first floor. To one side of the hallway is a spacious and double aspect sitting room with a fireplace with a wooden mantel housing the wood burning stove, and further stairs to the first floor. Double doors, perfect for entertaining, link through to a lovely sunroom overlooking the garden, with a tiled floor, overhead fan and French doors to outside. Bedroom one has a tiled en suite shower room with wash basin with vanity unit and WC. On the other side of the hallway is the dining room, together with a useful downstairs partially tiled bathroom with pedestal wash basin and WC. The utility room is also partially tiled and has a Belfast sink, Worcester boiler, clothes pulley, plumbing for a washing machine, useful storage cupboard and back door to the garden. Bedroom two is currently used as an office and has a fitted hanging and shelved cupboard. The well appointed and fully fitted kitchen has units with Maia worktops and tiled splashbacks, an Adexa wine fridge, Bloomberg dishwasher, sink, Kenwood microwave, Indesit oven/grill, Rangemaster cooker with double oven, grill and five ring induction hob, with extractor, together with an island unit with an oak worktop and breakfast bar.

The stairs from the hallway lead up to a landing. Off this is the principal bedroom with a dressing room with under eaves cupboards, and a tiled en suite with corner spa bath, shower cubicle, pedestal wash basin and WC. The plant room houses the solar panel controls, hot water tank and Helios air conditioning/heat recovery system. The stairs from the sitting room lead up to bedroom four which has an en suite shower room, with wash basin, WC and tiled floor.

The garden in front is mainly lawn with shrubs and young trees, a vegetable border and a soakaway mound with wild flowers and shrubs. The concrete block and harled garage has a slate roof, auto up and over door, power and light, and steps up to an attic storage room. At the back of the house is a wooden garden shed, further shed and a log store.

The grass field is watered from the Guthrie burn.

Location

Teuchat Hillock is situated to the north of the village of Friockheim, and is well placed for the Angus towns of Montrose, Forfar, Arbroath and Brechin, as well as for commuting to Dundee and Aberdeen. Angus is well known for its range of outdoor pursuits. The glens provide some of the best hillwalking in eastern Scotland, along with skiing at Glenshee. There are local golf courses at Brechin, Edzell, Montrose, Forfar and Carnoustie. Lunan Bay is close by and is a renowned beach, popular with surfers and dog walkers, while St Cyrus beach, to the north, is a nature reserve. In addition, there are red sandstone cliffs north of Arbroath, home of the famous smokie. There are many opportunities for walks in nearby Montreathmont Forest, and at Montrose Basin, which is also a nature reserve, famed for its spectacular sunsets and migrating geese and duck. Balgavies Loch is another local nature reserve. Fishing can be taken on the North and South Esks, and at Rescobie Loch. From the village of Edzell, to the north of Brechin, the scenic Cairn o’ Mount route gives access to Deeside.

There is a primary school in Friockheim, together with a local shop, chemist and two pubs, along with a community hub with a coffee shop, gym and other services. Further schooling, both primary and secondary, is found in the nearby town of Brechin, as well as Arbroath, Forfar and Montrose, which all also provide an extensive range of shopping, business and leisure facilities. There is a swimming pool at the new community campus and High School in Brechin, and cinemas in both Montrose and Arbroath. Private schooling in the area includes Lathallan (Johnshaven) with a bus service from Brechin and Montrose, and at Dundee High School, with a bus service from Colliston/Arbroath and Forfar. Both Dundee and Aberdeen are easily reached and provide all the services expected of major cities. Dundee has renowned cultural facilities, including the V&A museum. There are railway stations at Arbroath and Montrose offering regular services to Aberdeen and to the south, including a sleeper to London. There is an airport at Dundee with services to Heathrow, while both Aberdeen and Edinburgh airports have a range of domestic and European flights.
