Gardens and Grounds
The oaks land is a mixture of pleasure and practicality. Electric gates, set between metal fencing, open to a gravelled driveway that seeps up to the house and garaging, and continues round to the back of the house and the stable yard. There is plenty of parking.
The gardens are predominantly to the south and east of the house. To the south, adjoining the house is a gravelled garden, a lovely spot for outside dining, particularly with the raised beds, and koi pond beneath a wisteria clad pergola, it’s a calming space. Lawns wrap round the house from south to east, where there is kitchen garden of raised beds, with gravel paths, box hedging and a useful potting shed.
Equestrian
The current owners have enjoyed creating their perfect equestrian setup, with functionality and convenience. The heart of it all is the stable yard, tucked away behind the house, in a south to west facing position. A concrete yard has stables in a ‘U’ shape, with foaling boxes, loose boxes, feed room, tack room and wash room with solarium. Beyond the wash room is plenty of storage space for hay, shavings etc. The layout is well thought through to make life as easy as possible. The yard connects to the manege, which is post and railed with all-weather surface. At the opposite end of the property is a horse walker and machinery barn. The Oaks is located on the edge of the village of Wretham, a village conveniently located for quick access to the A11. The house is situated on the Peddars way, the historic footpath across Norfolk that spans 46 miles from Holme-next-the Sea on the coast, to Knettishall Heath to the south, taking in everything from forestry, to heath, to open countryside, and excellent for hacking.
