Description
Description
The stunning villa has an entrance gate that gives a glimpse of the sea, from which you access the garden, is on three levels. On the first level the living area, with a large and well-equipped kitchen, adjoining a more intimate and intimate dining room, and beyond a larger one, to receive guests, with a fireplace, the large living room with fireplace, these rooms have French doors that open directly onto the private garden and enjoy a magnificent view towards the sea. On the upper level a second entrance, a living room with fireplace and direct access to the magnificent loggia, more private than the garden, protected, and where you can spend days relaxing; on this level there are a large room used as a laundry, a master bedroom with bathroom. The last level has the master bedroom with bathroom and walk-in closets, another double bedroom, also with private bathroom and walk-in closets, the study and another room currently used as a storage room.
Condition and finishes
The villa was renovated in the mid-1990s by a leading architect who made it a small jewel, with numerous design details, the finishes, although from that period, are still current, so a possible renovation could be required to modernize it and meet current standards. The outbuilding, located in a private part of the garden, has a bathroom and needs total renovation.
Outdoor spaces
The garden of about 2,500 square meters surrounds and embraces the villa, offering an endless view to the sea as far as Talamone and Giannella on one side and the open sea on the other. On one side of the house a part of the garden protected from the wind and offering a large livable space all year round; on the other side of the villa, an area equipped with a wood-burning oven and bbq; several other nooks and crannies where you can relax while enjoying the sea view. The large garage can accommodate up to four cars and is connected directly to the house.
Potential uses
A charming home suitable as a beach house, but also to be lived all year round, thanks also to the proximity to the village and all services.
Location
The Argentario promontory juts out into the Tyrrhenian Sea in the southern part of Tuscany, right in front of the islands of Giglio and Giannutri. It appears to have once been an island that then somehow became linked to the mainland by a tongue of land. Inhabited as early as the Etruscan and Roman populations, however, it had its heyday during the period of Spanish domination, in fact to the latter is due the birth of the fortifications of Porto Santo Stefano and Porto Ercole, evidenced by the three fortresses still present and visitable. Coming to closer times, it had a great development during the 1960s and 1970s, the years of the economic boom, when there were numerous families, especially Roman families, who spent their summer vacations there.
