DESCRIPTION

The larger area of woodland is on a steep slope down to the canal and it does need management. The land is all bound by post and 3 strands of plain wire. Old walls are largely, but not entirely defunct. The woodland goes straight down to the canal edge.

LOCATION
The land is located in Golcar but access is taken from the A62 at Linthwaite down Lees Mill Lane. Approximately 4 miles from Huddersfield centre. The land is to the north side of the canal and south of the railway line and will be of interest to farmers wanting to make hay or to equestrian users in the Slaithwaite, Linthwaite and Golcar areas.

DIRECTIONS
From A62 down Lees Mill Lane, over a bridge, over the river, through the stone built commercial units and over the canal bridge. There is a gate on the right which is the access to the land.

PLANNING
The land is within the Greenbelt and strategic Green Structure Network and Valley Slopes. We do not foresee developments being forthcoming in the near future however, a clawback clause will be included in the contract.

OVERAGE
The sale will be subject to an overage provision. In the event planning consent is granted on the land or any part thereof for development other than for agricultural use at any time in the next 50 years, the owner at that point will pay the seller 50% of the increase in value of the land as a result of receipt of the planning consent.
