The Site is situated on the corner junction of Jamestown Way with frontage onto the Thames Path (NE Extension), and is occupied by a single storey circular building set across a 0.04 hectare (0.10 acre) plot, that has been vacant since May 2022. The building itself extends to 100 sq m (1,076.4 sq ft) GIA.
The site is bound to the north by the vehicular access along Jamestown Way, to the south by Thames Path (North East Extension) and River Thames further south, East India Dock Basin to the east and a ground plus 4 storey residential building to the west.


The site is located within the LB of Tower Hamlets. Atlantic Court, a five storey residential building is adjacent to the site and the surrounding area predominantly comprises a mix of residential streets, interspersed with public open spaces offering views of the River Thames and London O2 Arena. The site is located within 450m of City Island which offers a range of cafes, shops, restaurants and cultural facilities, including the new home of the English National Ballet. East India DLR Station is located 450m to the north west of the site, and Canary Wharf underground station (Jubilee line) is approximately 1.5 km to the west. There are numerous bus stops within easy reach of the site along Leamouth Road and Saffron Avenue providing services across east London. The site is located opposite the London O2 arena, and is approximately 1.4 km to the west of the ExCeL London and 4.6 km west of London City International Airport, with regular flights to various destinations in Europe.
