Description

...

This superb hilltop country estate is located in the foothills of the Pyrénées, halfway between mountain ski resorts and Pau. Built in 1775, the property comprises a huge L-shape farmhouse (370m² in total), a vast renovated barn (580m²) with eight guest bedrooms and a health spa area, three chalets (currently rented on long-term furnished leases), a swimming pool (14m x 7m), stables and 27 hectares of land (15 hectares of woodland and 12 hectares of meadows).

The L-shape farmhouse has been cleverly adapted to create two smaller farmhouses, with three bedrooms each. Linked by a connecting door, it would be easy to combine both buildings to recreate one large house with six bedrooms. Both farmhouses have been beautifully modernised, yet retain many of their original features, such as open fireplaces, exposed beams and exposed stone walls throughout. Both farmhouses could be rented out as holiday homes or it would be ideal for an extended family wishing to live together but in two separate houses.

The property's vast barn has been beautifully renovated and has a sunny roof terrace of 85m². There are now eight bedrooms on the first floor of the barn (each with its own shower room), along with a gorgeous open-plan main room with sitting, dining and kitchen areas, a gym and a spa area with two treatment rooms and a sauna. Ideal for Bed and Breakfast or for renting out to large groups for holidays and special occasions, it could also be perfect for accommodating corporate clients for business functions, conferences and even activity days. In addition, the peaceful, idyllic setting makes it the perfect venue for fairytale weddings and other large celebrations, yoga workshops, cultural and sporting courses, a wellness centre...

Set away from the main buildings are three chalets (approx. 33m² per chalet), each with two bedrooms. The chalets are currently rented out on long-term furnished leases. The chalets could, of course, be used for accommodating holidaymakers for short-term stays, especially during the summer months, the skiing season and for Christmas and New Year breaks.

This superb property is set in an estate of 27 hectares (15 hectares of woodland and 12 hectares of meadowland) making the land ideal for horses. The meadowland could also be perfect for market gardening - and the woodlands for treehouse holidays!

This excellent property is located in the beautiful Béarn, between the mountains and the sea. Hugely convenient for people working in and around Pau, the property is perfect for anyone who loves skiing, surfing and watersports. Pyrénées ski resorts are about 30 minutes away to the south - and Atlantic beaches are just over 90 minutes away to the west. There are also several swimming lakes nearby, some with leisure beaches and watersports. The centre of Pau is about 25 minutes away; Lourdes is 40 minutes away.

THE CHALETS

The property has three chalets, which are currently rented out on long-term furnished leases. Each chalet has an open-plan main room with kitchenette, two small bedrooms and a shower room with WC. The chalets could also be ideal for accommodating B&B clients, wedding guests, holidaymakers during the summer months, skiing season, for Christmas and New Year...

THE ESTATE (27 HECTARES)

The gardens and grounds around the main buildings are beautifully landscaped. The swimming pool, which is surrounded by a paved terrace and a security fence, is 14m x 7m and is 2.7m deep. Beyond the property, the land comprises 15 hectares of woodland and 12 hectares of meadowland. Ideal for equestrians, the property also has a stable block with one horse stall.

THE POTENTIAL!

This magnificent country estate is currently a luxurious family home for two families. The renovated barn has huge business potential, as have the three chalets, which are ideal for renting out to families. There is much demand for high-quality holiday accommodation in the Béarn, so the whole property, with its extensive grounds and swimming pool, could be transformed into a chic boutique hotel or Bed and Breakfast business – or you may prefer to re-establish the health spa to create a fabulous wellness centre, which would definitely attract regular clients from Pau and from the surrounding area, as well as attracting people wanting to book luxurious weekend breaks and, of course, resident holiday guests.

You might also like to host exclusive weddings or corporate events, especially with the possibility of being able to offer overnight accommodation and even spa treatments. Upmarket leisure activity holidays are also more and more popular with holidaymakers, especially yoga retreats, painting and photography workshops, cookery and Jurançon wine-tasting courses… Alternatively, the building could be transformed into a beautiful tearoom, a country pub or a restaurant, with diners delighted to stay overnight or for a luxurious weekend break!

Should you wish to generate an immediate income, you could continue renting out the three chalets on long-term leases - or you could use them for accommodating B&B clients, wedding guests, course attendees or holidaymakers, especially during the summer months, skiing season and for Christmas and New Year...

About Leggett Immobilier, France

La Maison du Chapitre, 24340 La Rochebeaucourt, France

Leggett Immobilier is a family business that was started 20 years ago and founded on the genuine belief that French estate agency could be done better – today this still holds true. Indeed, this belief was validated last year when we were crowned "Best Estate Agency in France" at a prestigious awards ceremony in London.

All of our agents live and work in France and have excellent local knowledge, covering both their area and local property prices. Clients are given a single point of contact who is dedicated to helping them make the right decision and to be by their side throughout the purchase process. Our in-house contracts team are experienced in dealing with local notaires and have overseen the purchase of over €1bn of French property - they will ensure that the sale progresses smoothly and our fully bilingual team will guide you through all legal documentation.

With over 600 agents spread across the country we like to think that we are now the leading international estate agency in France, last year around one in ten of all UK buyers of French property trusted us to help them. However, the company’s size and success has not altered the fact that we are a family business who pride ourselves on professionalism and friendliness.

Local knowledge is invaluable when buying in a foreign country. Leggett provides this knowledge - nearly all of our agents have lived through a move themselves and have been trained to deal with any issue or question that might arise. This training includes a three day, residential, course, further "advanced" training and access to our head office team who keep abreast of all changes in French property law and legislation.

It is this, unique, “hand-holding” approach that has helped build the foundations of our company. No other agency in France takes such care of a client before, during and after a property is purchased.

The system for buying a property in France can be complex but is regarded as being one of the safest in the world – the French like "red tape" but not much surprises us now.

With over 20 years of experience, we have the knowledge to aid with legal matters, help with finance, and even ensure that you have all the essential services connected when you make the move to your new home.

Leggett Immobilier - local knowledge you can trust.
