Proposed Terms
VAT: All rent and charges are subject to VAT in addition unless stated otherwise. The Security Deposit is NOT subject to VAT.

Rent: The unit is advertised at a rent of £1,000 per calendar month, payable monthly in advance.

Security Deposit: There will be a security deposit payable of £1,750. No VAT applicable.

Service Charges: The service charge equates to approximately £96 PCM. The cost includes (but is not limited to) share of commercial insurance; rates; toilet repair and maintenance (not cleaning); caretaking of communal areas; and repairs and maintenance of buildings, yards, access road and doors.

Building Insurance: the Landlord will arrange Buildings Insurance, the cost of which will be recharged to the tenant. As a guide, the 2024 premium was £178.56 per annum.

Utilities: The Tenant shall be responsible for paying their own electricity charge. A submeter is connected to the Unit and will be charged to the Tenant at the prevailing rate.

Repairs / Maintenance: The Landlord shall be responsible for structural repairs to the building however the Tenant must repair any damages if caused by them.

Lease Term: The Landlord is flexible as to the length of lease term depending on the Tenant's requirements.

Agent Costs: The Tenant is to pay a fee to the Agents of £400 + VAT.

Legal Costs: Each party to pay their own Solicitors' fees.

Other Information
Services: It is understood that mains electricity is connected to the Unit. No services have been tested by the Agents. Interested applicants are advised to make their own enquiries and investigations.

EPC: The Unit is an unheated storage unit of agricultural style and construction and therefore no EPC is required.
