Description
Offered chain-free is this rather special two double-bedroom flat on the first floor of a magnificent detached period building, with high ceilings, huge windows, voluminous rooms, off-street parking, a share of freehold and a private garden.
With more square footage than many local houses, almost 1200ft2 in fact, this huge lateral flat just doesn’t have any compromises in terms of space. It’s also brilliantly located in a quiet, affluent and desirable residential location tucked away from the hustle and bustle, but still within very easy reach of Rosendale Road and West Norwood High St.
Flats like this rarely come to market, and this one is beautifully presented. It has charm in abundance and has kerb appeal, noticeable as soon as you approach this magnificent building. The reception room has high ceilings, over 3 metres high, creating an impressive space. The pretty sash windows, in terrific condition, add so much charm (and light) to the room. The sun starts to peek in from the early afternoon and continues to bathe the living room in light until it sets in the west, which is the direct aspect the room faces. The stripped wooden floors are characterful and, combined with the integrated gas fire, give the room much charm.
The kitchen is situated off the reception, which is ideal for entertaining, yet it is distinctly separate. This layout will appeal to both those who like and dislike open plan kitchen/living rooms. The kitchen is spacious, easily accommodating a dining table for 4 to 6, or you could install a kitchen island for a more casual social setup and have a large dining table in the reception. It’s arranged in an L-shape and has literally acres of marble worktop space and plentiful storage. There is a large five-ring gas hob, integrated oven and microwave, as well as dishwasher, fridge & freezer; it’s well kitted out as you would expect in a flat of this quality.
On the opposite side of the flat, facing east, are two ridiculously large bedrooms, again, with 3m ceilings and beautiful stripped wooden floors. The larger of the two rooms has a stunning bay window and large floor-to-ceiling bespoke, integrated wardrobes. The second bedroom also has a large floor-to-ceiling wardrobe, a round-headed window and the same floors. These rooms are mighty impressive, and the cherry on the cake is they both face east, so get fabulous light first thing as the sun rises through to late morning/early afternoon.
The bathroom, you won’t be surprised to read, is also huge! It has a large walk-in rain shower and a full-size bath; the blue mosaic-style tiles give a lovely feel, as do the two windows, making it a very bright space that is very easy to ventilate.
The flat has its own west-facing garden, which feels private. There is a summerhouse, a large lawn, and a patio, making it a versatile outside space. It’s a garden that kids can run around in; you can entertain or play games in, or one where you can just put your feet up and relax; we’d personally put a hammock in it next to a small gin table and a BBQ!
Location-wise, you are set back from the hustle & bustle of West Norwood but just a stone’s throw from some fantastic pubs, cafes and coffee shops, such as the Rosendale, The Great North Wood, Otter & Knowles of Norwood, to name a few. There’s also West Norwood Picturehouse cinema, which is only 0.3 mi away, and a number of chain and indie shops for food and grocery shopping.
West Norwood Station is 0.5 mi away (a 13 min walk according to Google Maps), giving you access to both London Bridge & Victoria, you can also be at Clapham Junction in 14 mins, Victoria in 22 mins & London Bridge takes only 32 mins, there’s also a fast train to London Bridge every half an hour or so that takes only 24 mins. Including your brief walk to the station that’s a breeze of a commute to any of those hubs! West Dulwich & Tulse Hill are also in close proximity, West Dulwich has constant service to Victoria (three stops, faster than West Norwood), and Tulse Hill is on the main ThamesLink line, with fast service to the City (Blackfriars, Farringdon, King's Cross) and beyond.
The Rosendale Pub is just down the road (0.2 miles away) and serves excellent food, making it a great local spot. It features a lovely outdoor area where you can watch the world go by! Just a little further up Rosendale Road, you’ll find the amazing Scotch Meats butchers, renowned for their selection of meats and fine foods—a true delight for the area. Additionally, there are a barbers, dry cleaners, organic grocers, Italian grocers, and various other indie shops. There's a convenient Tesco Express on High St, at the end of Robson Road, and locally, in West Dulwich, you will also find a yoga studio, a pharmacy, another dry cleaner, a delightful bakery, and a couple of bistros and cafés.
