Seller Insights

“We were looking for somewhere with land for our horses and fell in love with West Cottage as it offered us an equestrian family home in a lovely village with so much potential.”

“Over the years we have sympathetically renovated the house throughout and it really has been a labour of love. All the windows have been replaced with traditional style uPVC double glazing, the walls have been stripped back and replastered, the beautiful internal stonework revealed and repointed and the original beams exposed and treated. We have continued to make practical improvements such as adding the garden / boot room extension and around a year ago we installed a new boiler.”

“The house has so much character and it has been important to us to retain this, many of the doors are original and have been restored by ourselves. We replaced the open fires in both reception rooms with log burning stoves and I was delighted to source the decorative surround in the living room from an auction and discover it was originally from the Grade II* Greyhound Inn, Folkingham.”

“It’s a super set up for those with horses or anyone looking for a small holding as the outside space is so versatile. My horses have been very happy here, the secure paddock at the rear of the property has a gentle slope down to the yard where we have the main barn that I use for stabling and storage and it can be configured internally to accommodate 4/5 horses. You can hack from our doorstep down quiet country lanes and access the network of bridleways we are so lucky to have, a favourite route is through the Woodlands Trust, ancient ‘Temple Wood’ and the landlord at the Griffin Inn is very accommodating to those on horses who stop in for a drink!”

“We also are within hacking distance of Brackenspa Stud Farm , Laughton Manor Equestrian Centre is only a mile up the A15 and the large show centre Arena UK is just 22 miles away so there are lots of options for arena hire, PC/RC activities and competitions.”

“The gardens are as idyllic as they are productive, everything grows here! We have a huge range of fruit trees such as apple, pear, cherry, fig, damson and mulberry and the deep vegetable beds, fertilised with our own compost, provide a year round supply of potatoes! We are surrounded by wildlife and every year we are delighted to welcome back around 8 pairs of swallows who come to nest in the stables, their offspring keep the tradition going.”

“The village has a real sense of community, the local Church is very active and offers a range of activities such as coffee mornings, cinema nights and wreath making so there is always plenty to get involved in as little or as much as you like. We feel we have the best of both worlds here, we live in a peaceful, rural village yet it is so easy to get to towns or onto major roads and the schooling options available are excellent.”
