Originally dating from 1780 this period cottage is not listed, extended in the year 2000 and updated since then with double glazed, wooden windows, new oil fired boiler with pressurised mega flow water cylinder. Electric consumer unit installed in 2023 (tbv). There are many period features including exposed stone walls, brick floor, wall and ceiling beams (good ceiling heights) open fireplaces and solid wood floors.
There is a canopy with herringbone, brick step to a studded oak door leading into the Hallway: An attractive entrance with wood flooring, built-in cupboard, turned stairs to the first floor and solid oak doors to the reception rooms. The Drawing room is a lovely square room with a triple aspect and double doors leading out to the more formal part of the garden. Central to the room is a carved stone open fireplace and surround. The Dining Room has a window to the front of the house and a stone step to an inner lobby off which is a Cloakroom, door to the garden and door to the Kitchen: Well fitted with a modern range of wooden units below quartz work surfaces, set into which is deep Butler sink and below are integral dishwasher, washing machine, microwave, and Stoves Farmhouse double electric oven and induction hob.

OUTSIDE: Stone pillars with gargoyles and wrought iron gates leads to a sweeping driveway which divides the more formal garden from a small field, the total amounting to around an acre. Abutting the rear of the house with doors leading out, is a large decked area with wooden balustrades and a Jacuzzi. The lawns are level and surrounded by high hedges and close board fencing. To one side of the driveway are a some native trees whilst the remainder of the land has been left as paddock and is surrounded by trees and hedges.
The outbuildings are extensive: A timber framed building has been built as a sound recording studio consisting of a sound proof studio, two large control rooms a large office with a kitchenette and a w.c. Air condition unit. In addition and attached is an English Heritage Oak framed Double Garage with two sets of wooden doors and concrete sealed floors, power and electric. A further stone built detached Singe Garage with high pitched room used as a workshop and large timber shed.

Three Cups is a small hamlet consisting of mainly period properties. The nearest shop is at Rushlake Green, about 1.8 miles away for your everyday needs, post office and cafe. There is also a popular village pub. The town of Heathfield is about 4.2 miles distant and has a very good range of shops, supermarkets including Sainsbury's and Waitrose, medical amenities and facilities, secondary schools, clubs and societies. The nearest local school is at Punnetts Town, less than one mile away, where there is a popular primary school and medical centre.
Directions: On reaching Three Cups there is a pub, no longer in use but keeping it on the right hand side, proceed down the hill past a row of Victorian semi-detached cottages on the left. Start to indicate left here and turn into between the stone pillars.
