Description

Mill Cottage is a delightful, detached period house, not listed, with pretty elevations beneath a thatched roof that has recently had the ridge renewed.   Found down a narrow lane on the edge of the hamlet of Bolberry, the house is perfectly located in a tranquil setting yet within striking distance of both Bolberry Down and the village and beaches of Hope Cove as well as Salcombe and Kingsbridge.  The property has been home to its current owners for over 25 years.  Previously, the original cottage was extended to create the kitchen/breakfast room, utility room, home office and enhanced bedroom accommodation. In addition, the sellers have added a lovely sun room to the southern elevation, which is thatched in keeping with the rest of the property, so it enjoys day-long sunshine and a wonderful view out onto the garden.  There are two well-proportioned reception rooms, with the larger sitting room boasting a large stone fireplace with oak mantel. A door leads out between the sitting and dining room to the south-facing sun room, with a further door straight into the garden.  The dining room is a generous size and leads into the large kitchen/breakfast room, which has a 2 oven oil-fired Aga and fitted units. At the western end of the house is a useful and sizeable utility room with door to the outside, so very practical for boots and coats, a sink and further storage units with worktops over and space for appliances, together with an adjacent cloakroom and a separate home office.

Upstairs there is certainly the opportunity of creating a fourth bedroom by splitting the very generous Bedroom 2.  Both Bedroom 2 and Bedroom 3 overlook the pretty gardens and are south facing.  The family bathroom with “Jacuzzi style” corner bath and separate shower cubicle, bidet and w.c. is adjacent.  The master suite is an impressive, double aspect, spacious room with vaulted ceiling and enjoying a walk-in wardrobe as well as an en-suite bathroom, with double sink, roll-top bath, w.c. and a separate shower.

The gardens provide a perfect setting for the house, with a gravelled parking area leading off the lane with a large garage/workshop and a path leading down to the house, alongside the small stream that runs through the grounds.  The garden slopes gently up from the property, with the lower section mainly laid to lawn with specimen shrubs, herbaceous plants and ornamental trees, providing colour and interest, whilst the upper half is less manicured and would be ideal for rewilding, if required.

The property is being offered with no forward chain.
