Description

A detached period cottage with a partly-converted late C19 windmill, set in a lovely stretch of countryside within the village of White Roding.

Description

Mill House is a beautifully modernised three/four bedroom cottage offering exceptional accommodation with many charming period features, occupying a lovely stretch of Essex countryside in the village of White Roding.

Located to the south of the cottage is the historic, partly converted White Roding Windmill, which was originally built in 1877 and is a landmark Grade II listed building within the area. The property was granted planning permission in 2012 to be converted into annexe accommodation.

Mill House exudes character and charm. Upon entering, a central reception hall leads to the first floor accommodation, comprising three bedrooms and a family bathroom. Two of the bedrooms share an en suite shower room. On the ground floor, the spacious kitchen/dining room boasts cottage-style units, ample workspace, integrated appliances and space for a range cooker. This room features an original quarry tile floor, a log burner and direct access to the garden. It also connects to the lounge - a bright, oak-framed room with large windows offering panoramic countryside views, a red-brick fireplace and wood flooring. To the rear of the property is a utility room, a cloakroom and a versatile fourth bedroom, currently used as a home office.

The Windmill, with its distinctive yellow brick construction, weatherboarded cap and ball finial, is believed to be the last windmill built in Essex. It replaced a post mill that had stood since 1609 and was destroyed when a gale broke its main post, as the miller had left too much sail exposed. The replacement tower mill operated by wind until 1926 and by engine until 1931. It comprises a ground floor bedroom with a wet room, a first floor kitchen/breakfast area and a second floor reception room. This is an unfinished project.

Outside
The property occupies a plot of about 0.21 acres. A central driveway provides access to the front of the house and sweeps around to the windmill and the side of the plot, where a timber-framed outbuilding is located. The garden is beautifully maintained, featuring a terraced seating area, well-kept lawns and established hedging. The property also offers stunning panoramic views of the surrounding countryside.

Services
Mains water, electricity, LPG and drainage.
