Description
Set in a commanding position facing towards the sea and just a two minute stroll from the beach, this beautifully restored former coastguard house naturally offers wonderful views from most rooms, stretching from the village and church to the harbour, beach, and along the coastline to Maenease Point, Pabyer, Chapel Points, The Gwineas, and, on clear days, Rame Head and the Eddystone Lighthouse.
Gorran Haven, on Cornwall's stunning south coast, is known for its natural beauty, beaches, and scenic coastal walks. This historic fishing village features a picturesque harbour, two sandy beaches (one dog-friendly), and a historic quay with boat moorings and safe bathing. Activities include cricket, gig rowing, and a street fair. Amenities include a mini-market, post office, cafés, restaurants and two nearby pubs. The village has a well-regarded primary school and falls within the catchment of the Ofsted-rated "Outstanding" Roseland Academy in Tregony.
HISTORY
Built in 1867 for the Lords Commissioners of the Admiralty, Old Coastguard House served as the
district Coastguard Station and residence of the Coastguard head until the 1980s, when it became a private home. Its hilltop location was chosen for commanding views of the coastline to Eddystone Lighthouse. The adjacent Coastguard cottages housed staff and their families, and the original flagpole still stands at the nearby Llawnroc Hotel. From here, the Coastguard also manned and maintained the historic watch hut at Dodman Point.
THE TOUR
In recent years, the current family owners have carried out a meticulous restoration of the Old Coastguard House, enhancing it with modern comforts like modern insulation, double-glazed timber windows, new plumbing, wiring, and an oil-fired heating system. The property retains its Victorian charm with stylish bathrooms, a bespoke kitchen and four working fireplaces.
Ideal as a permanent or holiday home, this spacious family house could also suit multi-generational living, having one of the bedrooms on the ground floor. With beautiful interiors, generous gardens, stunning views, garage and private driveway parking all almost a stone's throw from the beach, we feel it offers a very rare opportunity indeed.
STEP OUTSIDE

PLANNING NOTE
Planning Permission exists to build a new timber clad garage with additional parking to the rear, re-landscape the gardens and build a new mono-pitch orangery off the Sitting / Media Room. Full details can be found on the Cornwall Council website using the reference PA23/04446.
