The buyer will be required to sign a reservation agreement and pay a reservation fee of 2.4% of the purchase price including VAT. This is paid to reserve the property to the buyer during the conveyancing period and is paid in addition to the purchase price.  This is considered within calculations for Land Transaction Tax.

The reservation fee is payable by the buyer when their offer is accepted, the property will only be reserved once the reservation agreement is signed and reservation fee is paid.  The reservation fee is fully refundable up to the point of legal exchange of contracts, at which point it will be used to pay the sellers agent fees.  As the seller will not pay agency fees this has been taken into account with the marketing price of the property.
