East Ayton Lodge occupies a fantastic coastal location. Conservatory restaurant with an open aspect over the grounds to the rear of the hotel. An excellent bright and airy room with seating for circa 50 diners. Breakfast room/second dining area. A very attractive room leading from the main bar and seating circa 40 diners.

There are 28 en suite bedrooms in the main hotel, which have been significantly improved during our clients ownership. The rooms include singles, doubles, twin, family and superior rooms.

External Details

The hotel is situated on a good sized site measuring circa 1.8 acres. There are large garden areas to the side of the hotel which patrons enjoy as an excellent facility of the property. This area has picnic tables providing al fresco dining. There is scope to develop this area into glamping units or similar, subject to obtaining planning consent, which would be an additional benefit to the business. The hotel and site also have the space to add further bedrooms which would significantly increase the turnover and profit of this already successful business.

There is car parking for approximately 30 vehicles.

The Opportunity

East Ayton Lodge was purchased by our clients in 2018. During their ownership our clients have significantly improved the property and business.

They have undertaken a complete refurbishment of the hotel. East Ayton Lodge still has lots of room for growth.

Our clients live circa 90 minutes drive from the hotel so, despite the improvement in the business, are unable to fully dedicate their time to the operation of the hotel.

A new owner of the hotel could develop the opportunity further and may look to develop some of the land. An alternative accommodation offering in this tourist area would be an obvious addition.

The potential opportunity also exists subject to planning permission to convert the whole site into residential use.
