Description

This spacious and well-presented three bedroom house lies in the sought after area of Upper Leytonstone, served by excellent local amenities and transport links. Ideal for family living, there are practical features and stylish touches throughout, as well as a garden, separate garage and access to some of London’s best green spaces.

This Edwardian terraced villa has retained much of its original architectural charm with full height bay windows and decorative panels. A large, low maintenance front garden leads to a good size porch where the original front door opens into a spacious hallway with extensive under stairs storage and a dark timber floor which continues into the reception.
The reception room offers plenty of space, and offers a large period fireplace and full height bay window with views out to Hollow Ponds.
At the end of the hall, the stylish kitchen diner looks out to the southwest facing garden through another bay window, with a fully glazed door and additional glazing flooding the room with light. A range of modern white base and wall cabinets in an L-shaped layout and separate island are complemented by compact laminate worktops. There’s an integrated high-level oven, smoked glass hob with stainless steel extractor and a double sink set into the island. Beyond the island, there’s room for a family dining table and additional free-standing storage.
Off the dining area there are two additional rooms; a separate utility room with space for a washer and tumble dryer, and the downstairs bathroom – beautifully appointed with contemporary geometric pattern floor tiles, plus WC, wall mounted basin and a large bathtub with shower above. A practical touch includes direct access from the bathroom to the garden, ideal when hosting guests.
The secure, fully fenced garden features a large patio with lawned area, and a gate allowing access to the separate garage from the adjacent street.
Upstairs, the family shower room has been tastefully designed to be both practical and luxurious. There’s a large, glazed shower cubicle, a WC and vanity unit with top-mounted basin and wall-mounted taps.
Bedroom three is a large single overlooking the rear garden, bedroom two is a good-sized double with a full wall of built-in wardrobes, and bedroom one is a large double which benefits from a lovely bay window and fabulous views out to calming green spaces. All the bedrooms feature original, restored floorboards.
The property is situated in the sought after Upper Leytonstone area. The immediate vicinity is a popular residential area with all the transport links and amenities of vibrant Leytonstone just a few minutes away. Leytonstone Central Line Tube Station is a 15-minute walk and several bus routes can be accessed in less than 5 minutes. There’s easy access to the A12 which will get you to the North Circular and M11 within just a few minutes. There’s a large supermarket within half a mile and many other shops and amenities very close by on the popular Leytonstone High Road.
The area is well regarded for its many pubs, bars and restaurants, including Out of the Woods café, Wrong Man Snack Shack (try their ‘jaffle’ toasties!) which is located at The Hitchcock Hotel Bar/restaurant and the highly rated North Star Pub, which is in the lovely conservation area of Bushwood.
This also a perfect location if you enjoy the great outdoors, with some of London’s best green spaces close by. Hollow Pond and Leyton Flats are literally across the road and Wanstead Flats, Hackney Marshes and the Walthamstow Wetlands Nature Reserve are within easy reach.

Sellers comments
I moved into the property 5 years ago and fully renovated it so the kitchen and two bathrooms are all still pretty new, it also includes a new porch roof and drive. Im only moving due to personal reasons. It's lovely and quiet, the neighbours both sides are quiet whilst out the front is Hollow Ponds, and at back the garage area, so pretty much no one overlooks the garden.

I had a new lawn put in this summer, in addition to the flower bed the year before and there are some perennial spring and summer flowers.

It's so convenient and lovely to be opposite a part of Epping Forest, and the Hitchcock pub a few doors up, with just a short walk to Leytonstone village. I'm sure you will love living here as much as I do.

Trading Places Estate and Letting Agents
Live-in local estate agents in Leytonstone

As a husband and wife team with over 50 years' collective experience in property sales and lettings, we've been your local estate agents since the late nineties.

In 2021, during the height of the Coronavirus pandemic and its many challenges, we decided to give our team a boost, a bright new future, something to look forward to... and it was also about time Trading Places got a fresh look too, one to reflect the wonderful and vibrant local community we love so much.

Over the past two decades we've grown and evolved as people and as a business and watched the fantastic neighbourhood we live and work in do the same. So, while our core values and exceptional service standards will never change, we really hope you like our brand new look.

We're able to combine our passion for property and our deep affection for the area to help people find their next happy home. And with a fantastic mix of distinctive Edwardian and Victorian properties, charming cottages full of character, snug terraced houses and smart, modern flats, this beautiful London suburb really does have something for everyone - you just need the right support to help you find it!

Whether you're looking for a quiet and cosy home to really settle in, or a vibrant pad in the heart of the 'hubub', our local estate agents know every part of Leytonstone and the surrounding hidden gems of East London... and we promise that we'll always offer you 100% honest advice.

Family Run and Community-Centric

There are lots of estate agents to choose from, so how do you decide which one to trust with your property sale, letting or your search for a new home?

We both hail from several generations of east-enders, went to school in London E11, and Jen was born in Whipps Cross hospital - so we have deep roots in the local area. Our supporting team (who are family and friends, not just colleagues and staff) are also locally connected, giving us the unique ability to provide a level of customer service and local knowledge quite unlike any other.

We feel genuinely privileged to live, work and play in Leytonstone, and our work has allowed us to explore many beautiful period houses with their stunning architecture and features, alongside more contemporary properties and developments that have sprung up over the years.

Having rented and bought our own first properties here, we've grown along with the area, playing an active role in the community for two decades and getting to know the best places to eat, drink, shop, walk, learn, socialise, exercise and relax. We currently live near Hollow Ponds, part of Epping Forest, and highly recommend a stroll around the lake or an hour boating in the warmer weather!

The real difference at Trading Places is that once our working day is done, we don't head home to another community - because our home is where our heart is and we wouldn't want to be anywhere else.

Experienced, accredited and award winning

While we focus very much on a friendly and people-first approach, we take our responsibilities as estate and letting agents very seriously.

During our time here, we've helped thousands of satisfied clients move home, waving off those who leave for pastures new, while welcoming others into our wonderful community - we've even sold many homes several times over, seeing them change through the years.

We're also accredited and registered:

  • The Guild's member for E11
  • The Property Ombudsman
  • Propertymark ARLA
  • Propertymark NAEA
  • SafeAgent

And have won multiple awards too:

  • The Best Estate Agents Guide
  • AllAgents
  • The British Property Awards
  • Three Best Rated Agent
  • Agent Tracker (no longer operating)

We think all good relationships start with a friendly chat, so why not get in touch and let us know what you're looking for - we're completely confident that our local estate agents can help.
