APPROACH: Positioned on the south-western edge of Dartmoor, the house is approached by a winding road that crosses the River Plym via a small stone bridge. A double gate provides a break in the ring of trees that encircles the house, leading to a private drive and generous hard-standing with space for a number of cars.
ENTRANCE: The house is arranged in an H-shape and the entrance is via a sheltered porch into a generous central reception hall, recessed between the two main wings of the house. INTERIOR: The original structure, to the left, contains the kitchen / dining room with exposed painted roof structure and solid wood Neptune kitchen creating a wonderfully light and characterful interior. This part of the house also includes the master bedroom, second bedroom and large family bathroom (which can combine to form a master bedroom suite). The interiors have maintained much of the original pencil-bead timber wall boarding and original timber floors, having been removed, insulated and reinstated.
GREEN OAK EXTENSION: The more recent extension, on the right of the reception hall, mirrors the form of the original building and contains the main sitting room with beautiful exposed green oak frame by reputable local timber frame company, Carpenter Oak Ltd. This wing also contains two further bedrooms, a shower room and utility room.
EXTERIOR: The striking exterior is distinctly divided into two parts; the original part has corrugated sheet metal cladding, punctured by white sash windows, and the contemporary extension is constructed from green oak, clad with larch and glass, and the corrugated roof ties the two parts together.
OUTSIDE: The house is surrounded by it own garden (of over three-quarters of an acre), fenced by a ring of mature trees that provide glimpses of the moor beyond whilst creating subtle privacy. There are distinctly different garden areas, including the lawned garden area to the rear, a small woodland area adjacent to the driveway and a front paddock area suitable for keeping some animals, if desired.
OUTBUILDINGS: There is a separate studio, fully insulated and supplied with hot water and electricity, which makes for an excellent home office or guest studio. An oak-framed double garage to the front of the house serves as additional storage space, and currently has planning permission for conversion to further living space.
LOCATION: Dartmoor National Park is a vast moorland of around 950 square kilometres, where ponies roam its craggy landscape, defined by forests, rivers, wetlands and tors. Trails wind through valleys with Neolithic tombs, Bronze Age stone circles and abandoned medieval farmhouses. It is an almost unparalleled landscape for walking, hiking, climbing and riding. The River Plym provides an excellent local swim spot, with natural pools forming along its meandering path.
NEARBY: The house is very near some excellent local towns and villages, most notably Yelverton and Tavistock. The City of Plymouth, positioned on the south coast, is around 30 minutes by car, and the ever-popular Totnes is around 35 minutes. The pretty beaches of the south coast are all easily accessible.
TRANSPORT: Both Totnes and Plymouth run mainline services to London in just over three hours. The first weekday service arrives into London Paddington at 9am.
