Description

A stunning contemporary house discreetly positioned in some three acres of gardens, paddocks and meadows

Occupying an elevated yet hidden position in the rural parish of Kersey, Bramleys is a striking modern house which was completed in April 2018. Built to an individual specification with a notable contemporary flare, the house was designed by well-renowned local architects Wincer Kievenaar.

Covering around 2,730 sq.ft, the family accommodation is notably bright via an extensive range of large, triple glazed picture windows which give views over the gardens that surround the house to all aspects, as well as far-reaching vistas over Kersey Vale and the village church.

The main entrance point to the house is via an impressive, full-height hall with floor to ceiling feature window which leads to a particularly spacious open plan kitchen / family / dining room. Stylishly fitted by Neptune, the kitchen has a large work ‘island’ with bespoke iroko work surface. To the western aspect are two sets of bi-fold doors which lead onto the main patio and an adjacent veranda with starlit fibre optic canopy and infrared heating. Beyond the sitting area with wood burner is the vaulted sitting room, with a further wood burner.

The remaining ground floor comprises a study and a ground floor double bedroom, which is served by a shower room. The utility / boot room provides much useful storage, plumbing for washing machine, dryer and a solid slate work surface with an additional butler sink. Beyond is a large bespoke cold store/larder with an adjacent plant room which houses the ground source heat pump and water softener.

Via a welcoming mezzanine landing are the remaining three double bedrooms which again overlook the gardens and fabulous panoramic views over undulating countryside. Bedroom one provides a south-west facing balcony and a stylishly fitted ensuite bathroom.

Bramleys is a registered smallholding, and much of the land is to the rear of the house which chiefly consists of level areas of chestnut fenced grazing paddocks, with a range of timber stables and tack room (which have power and water) set on a concrete pad. There is also an extensive vegetable garden with polytunnel and a small native tree planation with camp fire and hammocking area to the north-eastern corner. To the front of the house is the orchard, containing mature apple, plum and cherry trees as well as a covered wood fired pizza oven, the scene for many an evening of al fresco entertaining

The house is attractively set well back in its 3 acre plot, where a shingle driveway leads to the timber twin bay cart lodge garage with integral stores.

Location
Located some 800m from the village centre, Kersey is widely regarded as one of the prettiest villages in Suffolk and has a fine church and public house. Most everyday needs can be found in the town of Hadleigh, about 2 miles to the south. The historic town of Lavenham is about 8 miles, Bury St Edmunds about 16 miles to the north, Sudbury about 9 miles to the west and Colchester, with mainline rail services to London, about 15 miles to the south. The County Town of Ipswich lies about 12 miles to the east, again with rail services to London Liverpool Street.
