When the words 'Mold' and 'affordable' appear together in anything written by an estate agent, people can get hurt in the crush, such is the popularity of the location. So while it is still available feast your eyes on this little beauty!
Perfectly positioned at the very top of a cul-de-sac on a newly built estate off Wrexham Road and is thus within an easy walk of both Mold Alun and Maes Garmon, for those with school age children and only a slightly longer stroll to Mold High Street.

Opening this and entering the hallway, immediately on our left is the downstairs cloakroom for whoever wears cloaks these days...
This features a very opulent looking ceramic marble floor and provides a stylish lavatory and corner mounted hand basin. A nice touch with convenience in mind is the position of the wall mounted electric circuit breaker box which can be easily located - even in the pitch dark as various anguished voices wail that the WiFi has gone off!!
Passing the bottom of the stairs we find a pair of cupboards in the void beneath the staircase, one simply for storage while the other contains a washing machine, making it almost a mini laundry.
Opposite here is the lounge, the size of which rather took me by surprise, being far larger than the outside appearance of the home had led me to expect.
Featuring a continuation of the high quality wood laminate flooring from the hallway, the room is kept nicely bright by light from the large forward facing bay window and has ample space for furniture to be arranged around the room's twin focal points of the wall mounted living flame effect fire and the TV. Even with a family sized three piece suite in place there remains enough room for further items such as book cases and the like, making a perfect family environment.
The fact that when you look out of the Lounge window, you are looking out onto open space, rather than into someone else's window, adds a novelty touch especially on a new estate.
At the top of the hall we pass into the kitchen or to be pedantic, the kitchen/diner, where we find a reprise of the very attractive flooring which we'd seen previously in the cloakroom.
This is a room crying out to entertain people. Now, generally speaking, whenever I hear the term 'kitchen/diner' my heart sinks because all too often they are simply too small to fulfil either role adequately, each tending to spoil the other, but here thankfully, this kitchen / diner is crying out to entertain people! With space for a full family sized table greeting us on entry, there remains space for a truly splendid kitchen. It comes with fitted units to all three of the available walls and even an additional small breakfast bar for casual dining. These units provide masses of work tops hob and storage.
There is a snazzy induction hob and an integrated fridge/freezer and dishwasher, all to aid an easy life; except the washing machine obviously, the remote location of which frees up even more cupboard space but it is the size of the room that impressed me most. It is so wide that you could fit a central island if you really wanted bragging rights in the pub on Friday nights.
The dining section also features a set of UPVC patio doors allowing access to unsurprisingly, the patio. Beyond this the garden is laid largely to lawn with a further paved area in the far corner which is perfect for outdoor dining or hosting the occasional BBQ. Winter can't last forever... The whole area is surrounded by substantial wooden fencing, meaning pets and small children can be left with a clear conscience, in anything other than outright blizzard conditions...obvs!
Back indoors and up the space saving turned staircase we turn to the front of the home, to confront the problem child of almost all three bed houses; the smallest bedroom.
Often seeming like little more than an afterthought these are often almost useless but this one bucks the trend by offering enough space to serve as a useable single room or, as it is currently configured, the perfect nursery. Should you ever work from home, its pleasant view across the green would also make it an excellent office / gym or if you can be flash, dressing room.
Adjacent to here, the first of the double rooms shares its view and, with the added advantage of a large fitted mirror fronted wardrobe has all the space you could ask for in a bedroom.
Moving towards the rear we come to the family bathroom where the quality of the fittings is evident. Heated by a chromed wall mounted towel rail/radiator and sporting floor to ceiling ceramic tiling given a clean and modern appearance. It offers all of the usual suspects that you'd expect to find, a pedestal hand basin, lavatory and a traditional bath where a glass side screen prevents overspill from excessively enthusiastic use of the rain shower above.
Finally we come to the principal bedroom. This is slightly larger than its predecessor and similarly blessed with a space saving fitted wardrobe, meaning that additional free standing furniture becomes a matter of taste more than necessity. Where it underlines its status as the principal room is in the attached en-suite.
This is far from the usual pokey offerings where you feel you are showering in a cupboard, this has space enough to swing the proverbial cat without fear of upsetting the feline defence league*. Tiled throughout to a similar standard as that found in the family bathroom, it offers a modular hand basin with storage beneath, lavatory and corner mounted glass shower cubicle, making it somewhere to prepare for your day in style and comfort.
