Description

A fine Grade II listed country house set in mature gardens.

Description

Wellington House is a substantial grade II listed detached property believed to date from the early 18th century with a Georgian façade and Victorian addition.

The property offers a wealth of features amongst generously proportioned rooms with high ceilings, sash windows, some latch doors with attractive leaded windows, original wood panelling and period fireplaces to the majority of rooms.

Reception rooms comprise a stunning panelled entrance/dining hall, an elegant sitting room, a panelled study, family room and attractive conservatory. The sitting room is well proportioned with a sash bay window to the front overlooking the garden. The study, with period panelling, also enjoys view to the front garden with a sash window and Victorian fireplace. The entrance hall/dining room is a welcoming room, again with original wood panelling.

To the rear of the house is the family room with access to the conservatory and cloakroom. The kitchen/breakfast room is the heart of the house with its original brick flooring, underfloor heating, wood burner, handcrafted kitchen by Thoroughly Wood, larder cupboard, Belfast sink, induction hob with oven under, Fisher and Paykel Double Dishwasher drawers, Range Master French style fridge freezer, complemented by granite work surfaces.

Off the family room is the utility room. From there, a door gives access with steps to the double garage. There is also access from the kitchen to the dry cellar which has brick flooring and windows to the front.

The generous principal bedroom suite has glorious views over the Alkham Valley. It has pine floorboards, a luxurious ensuite bathroom with freestanding bath and twin sinks. Three further bedrooms with sash windows, and a family bathroom with walk in shower and freestanding claw foot bath complete the first floor.

Wellington House is approached through double electric gates and a gravel drive with parking. Original stone steps with iron railings lead to the front door. To the side of the house is a double garage. A mature yew tree grows to the side of the house and the garden, which is predominantly laid to lawn, has several mature trees and shrubs. The rear garden is terraced with a substantial patio area.
