Description

A pristine ground-floor apartment with a southwest-facing garden and secure underground parking, set in an exclusive retirement village with stunning grounds, just a short walk from the centre of Stow-on-the-Wold.

The Home

Part of the Newlands retirement village, no.21 is one of only two apartments separate from the main house. Converted in 2015, the property has been beautifully kept over the years. The interiors are clean and classic, there are character features such as coving, and the carpets are brand new.

Stepping into the home through the stable door, there’s an obvious sense of light and space. The lounge is particularly large, allowing for big sofas as well as armchairs. The kitchen and lounge are connected by a wide archway, and so they flow well into each other.

The kitchen is fitted in cream Shaker-style cabinetry with soft-close doors and drawers, topped with quartz surfaces providing ample prep space. Appliances are all Neff, including an oven, a hob and a microwave, a fridge/freezer, a dishwasher and a washing machine. The kitchen affords capacity for a dining table, ideal for sit-down dinners or for laying out the newspaper.

From the lounge is a long hallway leading to the two bedrooms and the shower room. The hallway has handrails in place, and slowly slopes down to the stained-glass door to the garden.

Both bedrooms are generous doubles. They have high ceilings for airiness, plenty of floorspace for furniture, as well as built-in storage. Bedroom one has a bay window overlooking the garden and offering outlooks over to trees beyond.

The shower room is accessed from both the hallway and bedroom two. This is fitted in a modern suite with a shower cubicle and a Roca sink and wc. Bedroom one benefits from an en suite, and this is in the same contemporary style, but with a double shower enclosure with handrails.

The Garden & Grounds

No.21 is the only apartment at Newlands with its own garden. This unique advantage gives residents private outdoor space to enjoy, especially important come summer. Facing southwest, there’s sunshine most of the day and into the evenings. There’s a patio for sitting outside with a cup of tea or a glass of wine, alongside a lawn, planted beds and a mature tree for looking out on life and colour. As well as upkeep of the communal grounds, the service charges can include upkeep of the private garden too, making this benefit maintenance-free.

You can reach the apartment via the main entrances to Newlands along Evesham Road, or via a low gate to the front garden from Tewkesbury Road. The porches over the access doors provide shelter from the elements and have lighting for safety. The secure underground parking space is down a set of steps from the stable door, and there’s also a lift from the car park into the main building.

The formal grounds at Newlands are simply stunning, with manicured lawns and meticulously maintained planting, as well as a central pond and various patios, all encompassed by scenic countryside. Pathways meander through the grounds for strolling among the gorgeous landscaped greenery, and there’s a lift on the terrace for circumventing stairs.

The Location

Newlands is an exclusive retirement village for those aged 55+. There’s a country club feel here, the community is welcoming, and the staff are friendly, from concierge, to chefs, to chauffeurs. There are amenities aplenty to appreciate, from a five-star restaurant and a comfortable café and lounge, to regular events and frequent transport to local supermarkets. There’s the option to live at Newlands either independently or with assistance. With the Assisted Living package, there are further facilities available, including housekeeping and physiotherapy.

The site is only a few minutes on foot from the centre of Stow-on-the-Wold, the historic heart of the North Cotswolds. This quaint market town has everything you could need, with places to eat, drink and shop, art and antiques to peruse, plus doctors, a pharmacy and a dentist. Markets have been running here since 1107, and there are music festivals, motor shows and social occasions held throughout the year.

The popular Cotswolds destinations of Moreton-in-Marsh and Bourton-on-the-Water are just a short drive away, while Chipping Norton is 15-20 minutes east and Cheltenham is 30-40 minutes west. For national connection, Moreton-in-Marsh has direct rail routes into London Paddington via Oxford and Reading.

'The tenure is leasehold and the property is serviced and managed by Newlands of Stow.  An annual Service Charge, deferred management fee and ground rent apply to all properties. Flexible care packages are available on request.'
