Description

***CLOSING DATE - MONDAY 24TH FEBRUARY @ 12 NOON*** Inn Building is a substantial detached stone built property that it is in the picturesque and peaceful hamlet of Whistlefield near Garelochhead. This impressive and spacious property is formed over the ground and lower ground floors of the building and provides exceptional, versatile and beautifully presented accommodation. The property also enjoys extensive garden grounds that wrap around the property on three sides. The gardens enjoy magnificent aspects over the surrounding countryside and there is also a balcony that can be accessed from the kitchen which takes in the best views. Dating back to the latter part of the 19th Century, this is an exceptional family home and on entering from the main door of the building, a communal hallway (which gives access to the upper apartment) leads through to the main front door which then opens in to the reception hall. Off the hall is a beautifully proportioned and comfortable main lounge which has a feature fireplace. From here there is access through to a fully glazed conservatory that has floor to ceiling windows and takes in the stunning views over the surrounding countryside. To the rear of the lounge is a separate formal dining which has front facing and side facing windows. To the rear of the reception is a large walk in wet room which has a wc and wash hand basin and a shower area. Next to this is the kitchen which is fitted with modern wall mounted and counter level units and has an inbuilt oven and hob, hood, fridge/freezer and dishwasher. There is access out to the balcony that enjoys all day long sunshine and fantastic views. Also on this floor of the property is a front facing sitting room which is a comfortable and cosy space and could also be a fourth bedroom if needed. There is also a custom built lift in here for access of both floors. From the reception hall, a staircase descends to the lower level where a large hallway gives access to a very useful and spacious utility/laundry room. There are three good sized double bedrooms on this level as well as the main family bathroom which has a bath, wc and wash hand basin. The property is warmed by a system of oil fired central heating and all the windows are replacement uPVC double glazed units.

To the front of the building there is a monoblock paved car parking space with a further gravelled parking area to the side of this. A ramp leads up to the font door of the property. The expansive gardens to the rear slope gently downwards with good sized lawns, an ornamental pond, a decked terrace and patio along with two poly tunnels and vegetable plots. There is also an enclosed paved courtyard to one side of the building which is very sheltered.

The hamlet of Whistlefield is just a short distance from the local village of Garelochhead where there are a small selection of shops, a primary school and health centre. There is also a good cafe in the village, a chemist and train station that is on the West Highland Line. Just beyond Garelochhead is the naval base at Faslane, which is a major employer in the area and the larger seaside town of Helensburgh is approximately fifteen minutes’ drive away and provides a wider selection of shops, supermarkets, bars, restaurants and cafes along with banks, a post office and other facilities. Helensburgh has train stations with services to Glasgow, Edinburgh and a sleeper to London and the town also provides good schooling (both at primary and secondary level) including private education at Lomond School. The area is synonymous with those who enjoy the outdoors, offering some of the most spectacular scenery to be found in the west of Scotland, with the hills surrounding Loch Long and providing good hill walking and outdoor activities. Loch Lomond is nearby and Glasgow is within easy commuting distance, as is the international airport. EPC Band - D.
