Description

Welcome to a truly stunning five-bedroom four-bathroom detached house which offers contemporary living at its very finest, complete with an exceptional open-plan reception area, generous private parking, and a large rear garden.

This exclusive five-bedroom detached house is an impressive one-of-a-kind family home that forms part of a former C-listed primary school: a prominent landmark in Winchburgh village built from the late-19th century to 1907. Converted to exceptionally high standards, this home has all the benefits of traditional architecture, alongside all-new fixtures and fittings. It provides luxurious accommodation and a wealth of space, with unrivalled storage. And for a true walk-in condition, it has four brand-new bathrooms, a brand-new kitchen, new glazing, new heating, new flooring, and fresh decoration. Viewing is essential to properly appreciate the scope and size of this unique property.

Entering the home, you are welcomed by a reception hall that has an impressive number of built-in cupboards. It also offers a tantalising glimpse of what to expect from the high-end accommodation.

Double doors make a suitably grand entrance into the open-plan kitchen, living and dining room, which has a substantial footprint, bathed in a flood of natural light from dual-aspect windows to the south and west. It allows the owners to set a designated lounge area and a place for dining, with ample room leftover for additional furnishings. White decoration and a muted engineered oak wood floor create that pristine look that every new buyer desires. In short, this incredible space is the epitome of modern living.

Set beside a trio of oversized windows, the statement kitchen is brightly illuminated and designed to provide the ultimate cooking experience. It features a generous central island, which is fitted with a breakfast bar, and it has a wealth of ultra-modern cabinets providing all the storage you could need. Solid wood and quartz worksurfaces offer ample workspace, whilst all-new integrated appliances finish the suave and stylish aesthetic (five-burner gas hob, concealed extractor, two eye-level ovens, warming drawer, and dishwasher). A separate utility room, with an equally high-end design, has further storage, workspace, and room for undercounter appliances.

The principal bedroom is on the ground floor, providing a luxurious space for the owners. It has a very large footprint and a wonderful array of oversized windows. In addition, it features a walk-in wardrobe and a stylish en-suite shower room, complete with an overhead rainfall shower. An additional double bedroom is on this floor to offer the versatility to be used as a study/office, if preferred. The three remaining double bedrooms are on the first floor, extending off a galleried landing that is brightly lit, and equipped with generous storage and space for a study area. The three bedrooms here all come with built-in wardrobes providing fantastic clothes storage, whilst the dual-aspect second bedroom further boasts its own contemporary en-suite shower room. All five bedrooms maintain the property’s impeccable aesthetic, with crisp white décor and plush carpets.

In addition to the two en-suites, this home further benefits from two premium bathrooms, one located on the ground floor and the other on the first floor for added convenience. Both bathrooms feature quality tile work and three-piece suites, incorporating a storage-set washbasin, a hidden-cistern toilet, and a P-shaped bath with overhead shower.

Double-glazed windows and gas central heating, with vertical radiators, ensure optimal comfort all year round.

The expansive rear garden offers an abundance of space for families and excellent privacy. It is fully enclosed and with a suntrap aspect – perfect for summer entertaining. It also features a central lawn, enveloped by neat patio areas, which is ideal for families. To the front, there is a monoblock driveway and a detached garage, ensuring off-street parking for at least three cars.

Extras: all fitted floor and window coverings, light fittings, and integrated kitchen appliances to be included in the sale.

Area

Winchburgh

Undergoing a major expansion project, the charming village of Winchburgh offers the best of both worlds: a relaxed rural haven within easy reach of the capital. Situated approximately ten miles west of Edinburgh city centre and enveloped by rolling hills and rich green pastures, Winchburgh offers no shortage of outdoor activities including a network of walking and cycle routes throughout the dense countryside or along picturesque Union Canal. Winchburgh is also home to the historic tower house Niddry Castle, with prestigious Niddry Castle Golf Club within its grounds. Much of Winchburgh’s charm lies in its increasingly rare village ambience and thriving local community. The village boasts a remarkable range of services and amenities (which continue to expand) including independent shops and eateries, a post office, hotel, pharmacy, and a medical centre, plus a community centre offering a varied programme of clubs and classes for all ages. Early years, primary, and secondary education are provided locally too. Winchburgh is also popular with commuters thanks to its ideal location between the M8 and M9, as well as its proximity to Edinburgh Airport and the Queensferry Crossing. Plus, the village has good public transport services, including frequent bus services into Edinburgh, as well as nearby Linlithgow, Broxburn, Falkirk, and South Queensferry.

About Thorntons Property Services, Edinburgh

City Point, 3rd Floor 65 Haymarket Terrace Edinburgh EH12 5HD
Doing what's right for over 150 years

Thorntons' roots can be traced back to 1857. Over the generations, Thorntons has grown significantly and we now have offices across Scotland in Dundee, Edinburgh, Fife, Perth and Angus.

As well as providing high quality advice and exceptional client care, we play an active role in supporting the communities we serve. Either by providing rewarding careers or giving something back through our support of social causes and charitites.

We don't do this because we have to; we do it because it's the right thing to do.

Estate Agency

We have been helping Dundee, Fife, Angus and Perthshire families with their property needs for generations. Throughout our long history and through ever-changing property markets, we have always focussed on what our clients need, and delivered services built round them. Recently we have expanded our estate agency operation into the Edinburgh Area.

From the 1960s onwards, Thorntons grew to become the largest Scottish-based solicitor estate agency in our operating area. In the 1980s, we became the first local solicitor estate agent to open the now-familiar high street property shop. A significant game-changing merger in 1990 transformed the estate agency landscape locally and the firm expanded, opening bustling property shops throughout Dundee and Angus. These property shops gave buyers and sellers their first experience of the one-stop shop' approach by providing a full range of complementary estate agency and legal services.

Building on these solid foundations the firm continued to grow and develop our offering for clients. In the early 1990s we expanded into Perthshire. Recent expansion has been into Fife in 2014 with mergers with the successful firms Murray Donald and Steel Eldridge Stewart. This was followed up with expansion into Montrose merging with Watts in 2015, and with Clarkson Hamilton in Kirkcaldy in 2016. Thorntons have an established legal office in Edinburgh and in Summer 2016 we expanded our services when we launched our new Estate Agency and conveyancing Edinburgh operations. In September 2017 we acquired Pagan Osborne who had offices in Edinburgh, St Andrews, Cupar and Anstruther. This acquisition cemented our place as the largest Estate Agent within Fife.

A number of key staff in our property team have been involved in the evolution of this highly successful operation over recent years. They have witnessed the expansion of the firm's market share in both existing and new build property sales, particularly evident in the boom years from 2004 to 2008. During that period the residential property market provided tremendous opportunities for the firm to harness its strengths and invest for the future.

During the less buoyant years which followed, we continued to move forward and prepare for the resurgence of activity in the property market. Even when the market was at its toughest, we continued to invest in our people and systems to maintain our position and deliver the best service for sellers and buyers.

The last 25 years have seen tremendous changes in market demands, with new technology and online opportunities opening up innovative ways for us to deliver services to clients. As well as extending our online client communication we have also invested strongly to provide late night and weekend openings. This ensures buyers and sellers can speak to someone in our branches who will be able to help - at a time that suits them.

Our strong involvement with the local solicitors' property centres continues and forms an important part of our offering. We have also embraced newer nation-wide online platforms to give sellers the widest choice possible.

We continually look to provide our services in an innovative and flexible way - always with the emphasis on what our clients need. And we look forward to building on our past as we continue to deliver top quality estate agency and property services across Edinburgh, Dundee, Fife, Angus and Perthshire into the future.
