Little Roost occupies a beautiful Dartmoor setting at the end of a private entrance drive across open moorland, about 2 ½ miles to the north west of Poundsgate, in the heart of Dartmoor National Park and overlooking the stunningly beautiful and partly wooded Upper River Dart Valley.
The lovely hamlet of Poundsgate includes the popular Tavistock Inn and, a couple of miles further into the moor, is Dartmeet, where the East and West Dart Rivers join to flow down the stunning Dart Valley, off Dartmoor and down to Dartmouth. About 5 miles away is Widecombe-in-the-Moor with pubs, church and shop and easily accessible down the Dart Valley is the moorland town of Ashburton, which provides a full selection of local amenities, including shops, restaurants and school. There is a good selection of private secondary schools in the area, including Mount Kelly in Tavistock, Stover and in Exeter.
Close by is Yar Tor and the open moor and Dartmoor is renowned for its spectacular scenery, with its granite tors, heather clad moorland and rushing streams and rivers, and there are many and varied opportunities on the doorstep for walking, riding and fishing. To the south is the delightful South Devon coast, with its beaches and estuaries and such well known sailing centres as Dartmouth and Salcombe.

There is access via Poundsgate and down the Dart Valley, to Ashburton, adjacent to which is the A38 dual carriageway leading south west to Plymouth and north east to the university and cathedral city of Exeter. From Plymouth there are ferries to the Continent and at Exeter there is access onto the M5 motorway and an international airport with regular connections to London City Airport. There are railway stations with mainline connections to London at both Totnes and Newton Abbot.

The Property
The unmade, entrance drive leads off the public road across the open moor to a five-bar gate onto the drive and gardens that encompass the house and other buildings. Little Roost was built in 1938 on the lands of the larger Rogues Roost and takes advantage of its prominent site to enjoy panoramic views over the high moor. It is protected on a largely walled plot with the ponies, cattle and sheep grazing all around it.
The original structure has been reroofed but much of the original style and construction remains.
Accommodation
Right across the front of the house the spectacular 40’ living room enjoys the best of the views through the wide windows and the bays at each end. A door in the middle leads outside via a garden porch. At the rear of the house the kitchen and breakfast room with Rayburn adjoin and are connected via a hatch to the main living room.
Upstairs 3 of the four bedrooms also run along the front of the house with a larger bedroom at the rear. There are bathrooms at either end of the house.

Outside the gardens encompass the house and contain some interesting ornamental trees and shrubs including a magnificent copper beach tree and other smaller lichen bedecked bushes testifying to the pureness of the environment.

Directions
From Exeter and the M5 motorway follow the A38 dual carriageway towards Plymouth. Take the second turn off to Ashburton and follow the signs towards Poundsgate, on the B3357, going up the River Dart valley. In Poundsgate, pass the Tavistock Inn and up the hill, onto the open moor. About ½ mile onto the moor take the first fork right signposted Sherrill and Babeny and then almost immediately go straight across a small cross roads. Proceed into the hamlet of Sherrill and fork right again onto an unmade track going over the moor. The five-bar gate at the end leads into parking area for Little Roost.
