Description
The main occupational part of the site incorporates the current buildings situated together with surrounding gardens, extending to approximately 6.5 acres. There are four main buildings that are arranged around a central courtyard area, accessed via the Coopers Hill entrance. The total site extends to approximately 51 acres, with agricultural land in addition to the occupational site.

The buildings vary in style and age, ranging from an adapted original stable block premises, to more modern bespoke buildings including a research and development/laboratory building, office and conference faculties and a staff accommodation block. (Equipment shown in the photographs is not included).

Parking facilities are provided towards the southern end of the main site.

Location
The Campden BRI Centenery Hall campus is located on Coopers Hill Road in the Surrey village of Nutfield, approximately 20 miles due south of central London.

The A25 is the main road that runs through Nutfield village and connects west Kent with east Surrey. The A25 runs parallel with the M25 national highway and joins the M25 at junction 6 (Godstone approximately 3.5 miles) and junction 8 (Reigate approximately 5.5 miles).

Coopers Hill Road is a country lane that runs from the A25 south towards the village of Outwood and Smallfield.

Terms
For Sale - Price on application.
Unconditional and subject to planning offers will both potentially be considered.
The property is not elected for VAT.

The opportunity
Consideration will be given towards selling the site as a whole, or as separate parts. There is therefore the potential to buy in isolation the existing buildings and land immediately surrounding them (approx. 6.5 acres) or the separate agricultural land (approx. 44.5 acres).

Further information available on enquiry.

Planning
The site lies within the Green Belt and also an area of Great Landscape value. As the site contains brownfield land within the Green Belt, there may be an argument for redevelopment of the existing footprint of the current buildings. Anyone interested in exploring redeveloping the site would need to make their own enquiries.
