The site is the former Kilgraston School.
Kilgraston House dates from 1793 and is Category A listed. A number of modern extensions have been added to the house over the years to create teaching space, dormitory rooms and other facilities associated with the school.

A chapel and a theatre space are attached to the main building. The former Stable Block is Category B listed and was most recently used as the junior school.

The site includes a number of sporting facilities including a 25m indoor swimming pool, tennis courts, equestrian centre with stables and an outdoor arena, large floodlit hockey pitch, indoor sports hall / gymnasium.

Additionally, there are three residential dwellings on the site.

Kilgraston House is set in mature grounds that feels part of nature. There are large open spaces, mature trees, and the Hall Burn passing through the site. The overall site extends to 55.45 acres (22.44 hectares) The site is bordered by agricultural land to all but its east side, where the town of Bridge of Earn

Kilgraston House is situated in rural Perthshire, on the southwestern edge of the small town of Bridge of Earn, approximately 5.4 miles south of Perth.

The site is accessed by Kintillo Road which passes through Bridge of Earn. The M90 sits around 1.2 miles east of the site and connects to Perth and Edinburgh (around 40 miles from the site).

The closest train station is Perth, 5.6 miles from the site, offering direct trains to Glasgow (journey time around 1 hour), Edinburgh (journey time around 1 hour 30 minutes), and Aberdeen (journey time around 1 hour 48 minutes). The Highland Main Line also runs from Perth to Inverness, as does the Caledonia Sleeper to London.

Edinburgh International Airport is approximately 36.9 miles from the site.

There is a bus stop approximately 50m from the site with regular services to Perth and Auchterarder.
