A Grade II listed early 17th-century four bedroom detached cottage close to Hulcott village green, with wraparound gardens, off street parking and a double garage with a workshop. The 17th-century timber framed and brick property under a clay tiled roof was once two cottages, converted in 1980. It retains many original features, including brick inglenook fireplaces in the sitting and dining rooms (now with wood burning stoves), multiple exposed timbers, and latch and brace doors.

A tiled porch above the front door accesses the 19 ft. by 17 ft. sitting room, and there is a door to the over 15 ft. by 13 ft. dining room, both of which are dual aspect with modern leaded casement windows. The village of Hulcott has a 14th-century church, a driving range, and a bar/restaurant. Bierton is approximately 1.3 miles away and has a combined school, an Indian restaurant, a village hall, and a church. Aylesbury (3.1 miles) offers shopping and social facilities, schooling for all ages, including Grammar Schools, and a University campus, and a mainline railway station. Aylesbury station (3.5 miles) has trains to Marylebone (62 mins), and Leighton Buzzard (8.1 miles) has trains to Euston (30 mins).
