Description

Traditional two-bedroom cottage set in a private and peaceful location in the village of Clashnessie with views to the beach. There is a large outbuilding offering excellent development potential (subject to necessary consents)

Riverside is a traditional two-bedroom former croft house which has been upgraded and modernised to offer comfortable accommodation. The property is fully double glazed and has several heating options including an oil-fired Rayburn in the kitchen which provides space heating and heats the domestic hot water and a radiator in the bathroom. If required, additional heat can be provided by electric storage heaters in the kitchen and sitting room and a log burner also in the sitting room.

The property is accessed via a field gate to the front
A UPVC door opens to the entrance porch which leads to a glazed door to the hallway which has an understairs cupboard. To the left of the hall is the large sitting room which has a window to front enjoying rural views. There is a central feature of a multi fuel stove on a Caithness stone hearth with an oak mantle.

To the right of the hall is the kitchen which has a good range of wooden floor and wall units and cream worksurfaces. There is a Rayburn which is an eye catching feature, a built-in electric oven and four ring inset ceramic hob, and an under counter dishwasher. There is plenty of room for a dining table.

A door leads to an office area which is open to a utility room which has two storage cupboards and some further built-in shelving units. A door leads to the rear garden.

Returning to the hall and stairs rise to the upper floor landing where there is a storage cupboard with sliding doors. There are two double bedrooms both with windows to the front enjoying rural views. There is a modern shower room with three-piece suite in white comprising WC, wash hand basin and large walk-in shower with mains shower and electric shower.

Attached to the property is a large outbuilding which has light and power. This building offers excellent development potential and could be suitable for letting (subject to necessary consents).

External
There is a gravelled area to the front of the property which is fenced and secure. There are two log stores.

The large garden has been lovingly tended. It is mainly laid to lawn and planted with ornamental trees and bushes and cottage garden plants. There is a fenced dog run and kennel to the rear of the property and a parking area to the side.

There is a stone workshop / potting shed to the rear and two further sheds.

Riverside is situated on the NC500 on the dramatic West Coast in the hamlet of Clashnessie within easy walking distance of the bay and a sandy beach. The name Clashnessie derives from the Gaelic Clais An Easaidh literally meaning bowl or valley of the waterfall and the spectacular waterfall is 600m from the cottage.

The property is in the parish of Assynt which has a spectacular coastline and magnificent mountains as well as some 240 lochs which provide some wonderful wild brown trout fishing (by permit). The area has sandy beaches and rock pools with the most famous being Achmelvich with its sand dunes and turquoise waters.

Local facilities can be found in Lochinver which is 8 miles away. The village provides a range of services including shops, post office, cashpoint, school, medical services, leisure centre and good quality restaurants. Ullapool, some 43 miles away, has a wider range of shops, a supermarket, restaurants, pubs and hotels and is the main ferry terminus to Stornoway. The city of Inverness is about 100 miles to the south and has a greater variety of facilities including modern shopping centres, theatre, hotels and restaurants, cinemas and the main railway station.
