Description

The county town of Carmarthen is the administrative centre for the largest of the three West Wales counties. It is the home of Trinity College University, Carmarthen as well as the Welsh Government and County Council offices. Carmarthen has a vibrant town centre with many businesses, shops and hospitality businesses. It has a population of approximately 16,300. It stands on the River Towy where the A40 trunk route meets the A48 dual carriageway (M4 extension).

The Queens Hotel is a historic Grade II Listed building at the heart of the town centre, Queen Street being ostensibly the town's main High Street. It offers two good size bars, excellent enclosed trade garden and extensive owners accommodation across the first and second floors. The business has been closed for over four years, and is in need of considerable refurbishment and repair. The property is briefly described as follows:-

TRADE AREAS
GROUND FLOOR : Entrance hallway providing access to both principal trading areas, both arranged around a central bar servery. PUBLIC BAR being part carpeted and has pew style wall seating and loose spindle back chairs fort 20-25 customers. Darts Area and the room has part panelled walls. LOUNGE BAR which at one time was two rooms, providing a spacious trading area. This room can still be separated by closing panelled four-section bi-fold doors. Traditional pew seating and farmhouse and Windsor chairs for about 28 customers. There are two separate fireplaces, each with brickette back fittings. Panelled walls throughout. Off the inner hallway are LADIES & GENTLEMENS TOILETS. Basement BEER CELLAR.

OWNERS ACCOMMODATION
FIRST FLOOR : BEDROOM 1 (DOUBLE) with fireplace and double door access onto a ROOF GARDEN. Very spacious PRIVATE LOUNGE which at one time would have been a "club room" for the pub. BEDROOM 2 (single) which appears to have previously been utilised as an OFFICE. Domestic KITCHEN with non slip floor. WC. Trade KITCHEN having tiled floor and UPVC panelled walls and a selection of domestic and commercial units.

SECOND FLOOR : BEDROOM 3 (double), BEDROOM 4 (double), BEDROOM 5 (double). Very spacious BATHROOM with wash basin, WC, bidet and corner bath with shower over.

EXTERNAL
The TRADE GARDEN, whilst not the largest, is a feature of the pub and has pedestrian access from the upper level via a steel staircase from the area adjacent to the castle grounds.

There are two seated areas in what feels like an enclosed courtyard and which seats 30-40 customers when maintained and furnished.
