Built in 1640, Bell Cottage has been in the same ownership since 2011 and provides a lovely family home with great outside space and parking in this very popular village.

The open plan kitchen/dining/living room provides a fantastic space for family living and entertaining with stairs leading to the first floor. There is a very useful utility room off the kitchen giving access to the rear courtyard.

To the first floor there is a galleried landing with three bedrooms and a family bathroom.

From the main kitchen/dining/living there is access to the annex, with a reception room, shower room, and double bedroom, offering flexibility to be included as part of the main accommodation or utilised for independent letting.

Accessible via steps from the rear of the property, the enclosed lawned garden features a covered area for entertaining, an allocated space for a hot tub, and stunning views across the village to the church.

The property has a five-bar gate providing access to gravel parking for 4 vehicles, 2 EV chargers, stone arch through to a pretty courtyard, and access to the rear and side of the property.

The separate gated access to the annex makes it ideal for Airbnb holiday letting, complete with its own entrance, courtyard seating area and space for a covered hot tub. The annex presents a fantastic opportunity for additional income or flexible use for buyers.

Location
Georgeham is a charming village, desirable to many due to its fabulous situation with several beautiful surfing beaches nearby. The wonderful sandy beach of Saunton and the famous surfing beach of Croyde are both within a 6 mile drive and the award-winning Woolacombe Beach, just under 8 miles away, is widely recognised as one of the best beaches in the UK. Located on the North Devon coast, between Croyde and Ilfracombe, the 3-mile sandy beach is popular with surfers and families looking for a traditional seaside experience. It should be noted that the North Devon coastline was designated a World Surfing Reserve 2022 and will join California's Malibu and Santa Cruise and Australia's Golden Coast and Manly as some of the world's best locations to go surfing.

There is a local village store/post office and well-regarded bistro pubs, 'The Rock Inn' and 'The Kings Arms' with excellent food and a regular programme of musical entertainment.

An excellent primary school centrally located in the village and just along the road from the property. Secondary education is provided in Braunton or Ilfracombe. A range of everyday amenities can be found in Croyde village, with further more extensive facilities in Braunton and Barnstaple.

Golfers have a choice of two challenging championship courses of Saunton which is just a 5 - 10 minute drive away or the Links course at Westward Ho!

The North Devon Link Road gives convenient access to the region from Barnstaple and provides a direct link to the M5 at Tiverton, junction 27. The rail link at Tiverton Parkway railway station, offers regular mainline services to London Paddington in just over 2 hours.

Barnstaple itself is the regional centre, showcasing its mix of Victorian and Georgian architecture, along with a wide range of business, leisure, and shopping facilities, as well as banking services and a post office.
