The Site is split into two areas that sit on the north and south side of Preston Down Road forming part of land registered under Titles DN521239 and DN178565. The Site is situated on the western side of Paignton approximately 2 miles from the town centre and 22 miles from the centre of Exeter. The Site comprises vacant agricultural land. Boundaries are defined by trees and mature hedgerows. The Site is bordered centrally by Preston Down Road, by residential dwellings to the east and west and open countryside or woodland to the north and south.
- Planning.
Torbay Council as Local Planning Authority granted planning consent on 27th February 2024 for the construction of 101 dwellings including a mix of 1,2,3 and 4 bedroom homes (30 affordable) together with new means of access, landscaping, public open space, play area and associated works. - Tenure.
Freehold, currently owned by TorVista Homes Limited, Company number 12044007, a company wholly owned by Torbay Council. The Site will be transferred to and sold directly by Torbay Council.
- Method of Sale.
The Site is offered for unconditional sale by informal tender with a closing date Thursday 19th December 2024. Tenders are to be returned for the attention of the Estates Manager, Torbay Council - please see email address in the Brochure, link below.
- Land Release Funding
Torbay Council received grant funding from Land Release Fund (LRF) for the subject Site. Torbay Council are the custodians of the LRF, the remaining grant funding will be payable once the LRF Works are completed.

Zone 3' therefore CIL will not be charged for this site.
