LOCATION
Villa James stands on a plot of approximately 6,500 m2 in the Montemarcello National Park a
border between Liguria and Tuscany.
The Montemarcello-Magra-Vara Park includes an area rich in natural, historical and cultural values and the villa is located in the hilly and panoramic area not far from the historic village of Montemarcello.
Villa James is surrounded by a luxuriant flat garden while a part of the land houses terraced plains on the sea side characterized by an intricate set of evergreen shrubs with herbaceous and aromatic suffructic plants and vast terraced areas occupied by ancient olive groves.
The villa has an amazing view that allows you to enjoy the blue sea as far as the Versilia coast, dominated by the marble massif of the Carrara quarries of the Apuan Alps.

GARDEN AND OUTDOOR SPACE
The property is surrounded by a well-kept garden with ornamental plants and flowers, enhanced by spontaneous Mediterranean vegetation and tall trees.
Inside its park you are pervaded by a pleasant sea breeze which brings with it the unique scents of the surrounding vegetation.
The Villa can be easily reached from the provincial road, through a short stretch of a secondary side road that leads directly to the property. A wrought iron entrance gate supported by stone walls indicates the entrance to the villa. In this area there is immediately a characteristic stone outbuilding intended for the staff, while an avenue surrounded by imposing firs, cypresses and maritime pines leads to the villa.
Ample space is intended for parking spaces while the rest of the land includes the garden, the park and the villa.
Villa James is located in a dominant, panoramic and private position but close to the town center, all the services and the beaches of the coast.

INTERIOR LAYOUT
The ground floor of the villa has a large living area, divided into three distinct rooms: a large, very bright living room with multiple windows overlooking the porch, a comfortable dining area and another sitting room.
The porch allows you to enjoy lunches, dinners and moments of relaxation in the "company" of an amazing sea view.
An area raised by a few steps houses the sleeping area which includes 4 bedrooms and 4 bathrooms. All rooms overlook the garden or terrace from which to enjoy awakenings in total harmony with nature.
The first floor houses a very suggestive study thanks to the full-wall window with a breathtaking view of the Apuan Alps and the coast, various clearing areas conclude this area.

Villa James has an area of about 400 square meters. characterized by large and bright rooms, each window or French door overlooks the green of the park or the blue of the sea. The white facade with some walls covered in stone, wooden window frames and a beautiful semicircular porch supported by stone columns, recalls an architectural style of a country cottage but at the same time of a typical Ligurian house.
Many natural materials are used inside the villa; the bathroom has a suggestive effect, covered entirely in cork which creates a special and intimate atmosphere.
