1 VINE COTTAGE is a historical timbered period house located in the centre of the highly regarded East Hertfordshire village of Much Hadahm. It's one of the oldest houses in the village and is Grade II Listed (considered to be of architectural and historical merit). The construction of Vine Cottage is traditional for the period, it has a significant timber frame of oak or elm, rendered, plastered and pargetted elevations set under a tiled roof and is attached to its neighbour on the southern side.

The accommodation is well proportioned with rooms of significant character and includes a timbered sitting room with fireplaces at either end, a dining room again timbered and at the back of the house (a later extension to the building), a kitchen with a range of storage cupboards and a gas fired Aga. From the kitchen, there is a utility room with plumbing for a washing machine and a further hallway and ground floor cloakroom.

A staircase from the living room leads to a landing with a hatch to the roof space and linen and airing cupboards. There are 3 good sized bedrooms and a refurbished bathroom which also has a shower.

OUTSIDE, the east facing rear garden has a terrace immediately behind the house and has a vine running along the back of the house. There is an area of lawn and a mature deciduous tree in the middle of the garden. At the far end of the garden there is a further terrace and a door through to a double garage and in front of the garage there is parking. In discussion with the Parish Council, it may be possible to provide additional visitors' parking behind in the Village Hall car park.

Much Hadham is a very popular and well known East Hertfordshire village with local store, health centre, garage, fire station, recreation ground, public house and primary school. The area is convenient for the commuter, as it is situated almost equidistant between the A10 and M11. The towns of Bishop’s Stortford and Ware lie approximately 6 miles and 8 miles distant respectively, and provide a more comprehensive range of facilities, and both have mainline stations to London Liverpool Street. There are two golf courses within 2 miles of the village.
