Description

**RENT ADVERTISED IS NOT THE ASKING RENT. PRICE ON APPLICATION**
OFFERS ARE INVITED FOR A NEW LEASE ON TERMS TO BE AGREED. Expressions of Interest are to be emailed setting out proposed uses and information on how the use will benefit the village and surrounding area.

DESCRIPTION
Telscombe Village Club is a brick and flint grade II listed building with accommodation across one floor and a mezzanine level. The club includes two W/Cs, a bar and a kitchen.
Prospective occupiers will need to demonstrate that they will be using the building for a community and cultural purpose as per Ambrose Gorham’s gift, that respects the tranquil and historic nature of the village.

METHOD OF LETTING
The property is to be let initially by expressions of interest and is marketed as a whole. Expressions of interest should be made via email to freya.
Applicants for the lease should include their details and proposals and business plan for the use of the village club, including rent. It is expected that the lease will be based on the Landlord repairing the main structure, including the walls, roof, windows, doors and external decoration with the prospective Tenant being responsible for internal repairs and maintenance and all outgoings.

Upon receipt of an email, Savills, in collaboration with the Gorham’s Gift Trustees, will compile a short list of candidates and formal viewings and lease negotiations will follow.

LEASE TERMS
The Village Club is to be let under a commercial lease on terms to be agreed, contracted out of the 1954 Act security of tenure provisions

LOCATION
Telscombe Village, nestled in East Sussex, exudes charm with its picturesque setting. Surrounded by rolling hills and lush countryside, it offers a peaceful retreat from urban life while still being within easy reach of nearby towns like Lewes. The village is characterised by its quaint cottages, manor houses and historic buildings, and is nestled in the South Downs National Park, fostering a unique and quintessential atmosphere for residents and visitors alike.

AMBROSE GORHAM & GORHAM’S GIFT
Local race horse owner Ambrose Gorham trained his horses on the gallops on Telscombe Tye. In 1902, his horse Shannon Lass won the Grand National and Gorham celebrated his win by restoring St Laurence church in Telscombe village. He later purchased Stud Farm in 1923. Gorham went on to purchase the majority of properties in the village and built the village club in 1924 for recreational purposes.
Ambrose Gorham died in 1933 and bequeathed his property in trust, vested to the Brighton Corporation for retention in perpetuity in order to protect the village. In 1935, a charitable trust named ’Gorham's Gift’ was established by High Court order to preserve the rural characteristics of the village. To this day, the Village Club, along with other properties and farmland surrounding the village, is managed by Trustees who aim to renovate and repair the buildings to promote the traditional village values that Ambrose Gorham himself held.

SERVICES
The Village Club benefits from mains water and electricity, drainage, oil fired central heating and an inglenook fireplace.
