HISTORICAL NOTE
Lion House comes to the open market for the first time in over a century having last been marketed in 1921 and since which time it has always been sold privately. Originally known as Wright’s Croft it dates from the mid-19th Century and was built on land connecting Tattenhall Road to Burwardsley Road. The Ordnance Survey map of 1875 records ‘The Lions’ which are surmounted on stone gate piers guarding the entrance, but the Deeds suggest that the name change to Lion House didn’t occur until 1903 when the property was owned by Miss Beatrix Scott. The Lions are credited to John Watson a celebrated local stonemason whose work can be seen throughout the district including the spectacular carving of the ‘elephant bearing a castle’ in Peckforton Village. It is also recorded that the Methodist minister John Wesley preached in the grounds of Lion House during the 18th century. Extracts from his Journals record that he rode to Tattenhall on 2 April 1761 and preached in the ‘Old Barn’ a building which is believed to have stood immediately opposite Alpha House which now comprises part of the garden to Lion House. Beatrix Scott sold Lion House in 1912 to the Lightfoot family who owned the property until 1961 and during which time it was rented by Francis Moore-Dutton who planted a selection of trees to celebrate the coronation of His Majesty King George VI in 1936. Thereafter it was owned by Colonel Harry Birch of Birch Cullimore Solicitors until 1999 when it underwent a substantial scheme of modernisation and improvement by the current owners.

DESCRIPTION

Lion House is an important and extremely impressive period residence occupying a private yet prominent position within the village. It stands in a generous mature garden setting with formal lawns, walled kitchen garden and orchard protected by mature shrubs and specimen trees. It is a substantial detached house which was built to a high specification and is constructed of brick with dressed stone mullion windows, stone sills & lintels and decorative barge boards to the gables beneath a pitched slate roof with distinctive tall chimneys. Dating from the mid-19th century the original part of the house was completely renovated by the current owners subsequent to purchasing Lion House in 1999 with the introduction of gas central heating, pressurised hot water system, a combination of double & single glazed windows and most recently solar panels on the annexe roof. It was a sympathetic restoration catering for modern family living but the main house has retained much of the original character with Minton floor to the hall, ornate turned staircase, elegant reception rooms with high ceilings, panelled doors, deep door architraves, tall skirting boards, moulded ceiling cornices, window shutters and feature fireplaces. The layout of the property was not only remodelled but extended and now incorporates an attached wing with completely self-contained annexe arranged over two floors. This layout provides for very flexible accommodation with two bedrooms and is ideal for multi-generational living for those with dependant relatives. Likewise, the annexe is also capable of providing a useful source of income from short term lettings and it has the benefit of double glazing and under floor heating courtesy of an independent gas central heating boiler.
