Description

A truly huge & well-presented one-bedroom flat, with two bathrooms, a courtyard garden and off-street parking. Offered chain-free and with a long lease (173 years), located in a gated mews, moments from Crystal Palace Park & Station.

Blending space, location, and practicality, this flat ticks so many boxes. It even has its own private entrance, which is great for those who prefer a bit more privacy or those who might have a dog, which, of course, this flat is ideal for as you are a stone’s throw away from the 200 acres of Crystal Palace Park.

Once inside, you’ll be surprised by the space on offer; each room is really well proportioned, and it's 777 ft2!! which is far larger than your average two-bedroom flat. The living room is a large space and flows nicely with the kitchen space, and whilst they are separate, it will appeal to those who prefer open-plan living owing to the layout.

The kitchen has ample space for a decent-sized dining table, or you could put a kitchen island in if you want a more casual dining set-up. The kitchen is modern and recently installed, arranged in an L-shape configuration it creates an abundance of worktop space. It has a freestanding dishwasher, integrated gas hob and electric oven. Quite usefully (and uniquely!), one of the vault rooms at the rear is set up as a utility room, which keeps the washing machine & tumble drier out of the open-plan kitchen, a nice touch!

The bedroom is well-proportioned and has carpet underfoot, making it feel cosy. It also has an en-suite with a walk-in shower and loo. The bedroom is bright in the morning as it has an eastern aspect, so it gets the sun first thing.

Notably, the flat has an additional bathroom, and this main bathroom has a full-size bath with a shower over it; there are fully tiled walls, which make it feel a bit lux and make it easier to keep it looking fresh and clean.

At the rear of the flat are two vault rooms, and as mentioned, one is a utility room; the other would make for a great work-from-home space, as it could easily accommodate a desk and storage.

At the front of the property is a low-maintenance decked terrace, which is enclosed, again ideal for dog owners. There are two useful storage cupboards off the garden and two off-street parking spaces for the flat just in front of the terrace.

The flat has a long lease in the region of 173 years and a service charge of £1800 PA, which includes buildings insurance and there is no ground rent.

Location-wise, you’ll be hard-pressed to find a more convenient spot. Crystal Palace Station is 0.1 mi away, or a four-minute walk (according to Google Maps), and provides direct trains to London Bridge, Victoria, and the overland, taking you to Shoreditch and beyond.

On your doorstep, you have a Tesco Express for the essentials, and then there’s Café Chic (a stunning Persian Café), whose falafel & halloumi wraps are our favourites, their coffee’s pretty damn good, too, and their garden is the spot for an al-fresco brunch or lunch. Next door to Chic, there’s a Bob Wines and a few other incredible places you’ll love living next door to, such as the beloved Chatsworth Bakehouse, where locals queue for Sian & Tom’s insanely good sandwiches, focaccia, brownies & pizzas. Then there’s a more recent and very welcome addition to the neighbourhood in the Crystal Palace Wine Club. This intimate but quality wine bar is thankfully only a two-minute walk away, which no doubt you’ll appreciate at the end of the night!

Crystal Palace Park is just next to the station (0.1 mi away from the flat), offering 200 acres of listed parkland, its host to many music and cultural events throughout the year and loved for its boating lake, concert bowl, national sports centre and of course, its Dinosaurs! On Sundays, it’s worth the short walk to visit the food market; you’ll find some fantastic traders offering an eclectic mix of global cuisines.

Slightly further away is our much loved “Triangle” where you can find the best gastropubs, coffee shops, vintage furniture & clothes shops, art galleries, an everyman cinema and of course the much loved Haynes Lane food market, you wouldn’t ever need to leave the Triangle, it has everything and thankfully it’s largely independent!
