The property comprises the site of the former Arena Leisure Centre and car park. The Arena buildings were demolished in March 2017 to slab level.

Planning
The site is within the Abbey Field Conservation Area. It is allocated within the Garrison Regeneration Area and highlighted in the Local Development Framework as being a mixed-use redevelopment opportunity and a sustainable location for new urban development.

Colchester City Council require any proposed
redevelopment to be of a scale and character in
keeping with the setting of the site. The Council are keen to see the Roman Circus area set aside as public open space.

The Vendors submitted a preliminary enquiry
application which sought advice on two indicative
residential schemes. Option 1: 45 one and two
bedroom flats arranged in two blocks; and Option 2: 37 three-bedroom houses in three terraced blocks.
