Outside: The garden is enclosed on all sides and is laid to lawn with borders. On the beach side, the deck has steps down to the side garden where there is a gate leading to the beach.

'The Dodo' overlooks the beach and has an absolutely glorious panoramic view looking across The Solent to the Isle of Wight, The Nab Tower and also to The Spinnaker Tower and Portsmouth to the west, Just 1.4 miles along the beach will bring you to the popular West Wittering beach and further 1/2 mile along is the famous National Trust owned East Head with its sand dunes situated at the entrance to Chichester Harbour.

The Cathedral city of Chichester is about 8.5 miles away and provides a comprehensive range of shopping amenities arranged partly within its pedestrianised centre, dominated by Chichester Cathedral and its ancient city walls. The arts are well represented with the internationally known Festival Theatre and recently extended Pallant House Gallery housing one of the best modern art collections in the country. The annual Arts Festival centered on the cathedral attracts artists and media personalities from all over the world.
Communications in the area are excellent with the mainline station at Chichester providing a regular service to London Victoria, Waterloo (via Clapham junction), Gatwick and other towns and cities along the south coast. The A3 provides good access to London and via the M25 to Heathrow, with the M27 leading to Southampton Airport and the West.
