Description

An Edwardian four bedroom early Garden City home set on a generous plot with an established rear garden, a gated driveway and parking for up to six cars. This Letchworth Garden City property, with its Arts & Crafts styling, was built around 1906. It was later extended and now has approximately 2,200 sq. ft. of accommodation arranged over two floors. This includes on the ground floor, a tiled porch accessing an entrance hall with a stained glass, double-glazed replica front door and the original Edwardian staircase with turned balusters. The hall leads to a sitting room, a study, and the open plan kitchen/breakfast room, which opens to the conservatory. There is also a snug, a utility room, and a cloakroom at the side of the house, all of which could be adapted to make a self-contained annexe.

On the first floor there are four double bedrooms, one with an en-suite shower room and dressing room, and a main bathroom.

At the front of the property is off street parking for around six cars. Gates at either side provide access from the front to the rear of the property, where the garden is approximately 85 ft long.

Ground Floor

The Kitchen/breakfast room has a range of eye and base level units finished in gloss with a central island and wood effect work surfaces and upstands. There are double ovens, an induction hob, and space for an American style fridge/freezer. There is a breakfast bar and space for a dining table near double sliding doors to the conservatory. The sitting room has a log burner and double aspect windows, and at the rear, overlooking the garden, is a contemporary snug with a vaulted ceiling and exposed beams.

First Floor

The principal bedroom suite has high ceilings and windows to the front and side. There is a dressing room and an en suite shower room with a double shower cubicle, a low level WC, and a wash basin set in a vanity unit. The landing has built-in storage and opens to a further three double bedrooms, all with the same high ceilings and picture rails, typical of the era. All three share the four piece family bathroom.

Outside

The rear garden is mainly laid to lawn with established shrubs and hedged boarders. There is a patio which spans the width of the house and at the end of the garden is a garden shed. At the front is a tarmac and shingle parking area for a couple of cars, which leads to the gated driveway with additional parking for a further four cars. There is an EV charging point at the side of the house. The front garden is lawned with mature laurel hedges and established flower beds.

Situation and Schooling

Letchworth was the world’s first ‘Garden City’, which was designed to combine the best of both town and country living. The property is within walking distance of the 64 acres of Norton Common and the open air swimming pool, and is only a mile from the town centre, which has a range of amenities, and the mainline station. The area has a variety of well-regarded local schools, including St Christopher’s School and St Francis College for Girls. Further amenities in Hitchin are 5 miles away.
