Description

An attractive Un-listed detached 19th Century residence enjoying glorious views over the cricket pitch and grounds of 0.26 acres (stls)

What we say at The Zoe Napier Group

In terms of location is really doesn’t get any better than this! Tucked away in a tranquil location overlooking the cricket pitch within the highly sought after Herongate, this property offers a wonderful opportunity to refurbish/ extend (stp) and create a spectacular family home. With Brentwood’s railway station located a short drive away, it will appeal to discerning commuters that require easy access into London’s city centre.

What the owners say

Our mother and late father lived at the property for over fifty years and loved the house. Our mother created a beautiful back garden, which could be maintained now without too much labour. Because the cricket green lies between the property and the main road, it is very peaceful - and nearby Thorndon Park is fantastic for scenic country walks. Unfortunately, my mother’s health has recently deteriorated so she has reluctantly decided to move in with me, which will allow us to offer the property for sale with no onward chain.

History & Background

This attractive un-listed 19th Century residence boasts an abundance of charm and character including an array of exposed timbers and open fireplaces that are indicative of it’s era.

The accommodation on the ground floor includes two generous principal reception rooms boasting wonderful views overlooking the cricket pitch and are complemented by kitchen/ breakfast room to the rear, that seamlessly extends into the generous grounds, perfect for al fresco dining! The first-floor benefits from three double bedrooms that are complemented by a family bathroom and separate shower room.

Externally the property enjoys a generous, detached tandem garage and ample off street parking, whilst the mature, secluded rear grounds are a particular feature, in all extending to 0.26 acres (stls).

Setting & Location

The property is set back within it’s grounds in an enviable position overlooking the Village Cricket Green within Herongate,  a highly sought country suburb of Brentwood that offers a recently constructed petrol garage with well stocked Marks & Spencer food store a short walk away, whilst further afield are three local country pubs, a cricket green, a Village Store as well as Thorndon Country Park with over 500 acres managed by Essex Wildlife Trust and within the Country Park is Thorndon Hall Golf Course. Ingrave Johnstone Primary School is located nearby as well as being within the catchment area of St Martins Senior School or alternatively Brentwood Private School is located within easy reach of Brentwood High Street. Brentwood Mainline Railway Station with links to London Liverpool Street and being on the Elizabeth Line and links to London Paddington is located within 3 miles.

Brentwood is equally well placed for access to the M25, M11, Stansted Airport and has all the required amenities for a thriving and sought-after town.

The dining room is situated adjacent, a bright and airy triple aspect room that again offers splendid views over the cricket pitch, whilst the adjoining kitchen/ breakfast room is situated in the rear elevation and enjoys delightful views over the secluded rear grounds.

First Floor Accommodation

An elegant wooden staircase majestically curves around from the sitting room to the first-floor landing, with the principal bedroom situated in the West wing of the property, a generous dual aspect, double bedroom presiding over views over the Cricket Green, whilst the remaining two bedrooms are situated in the front elevation and are serviced by the family bathroom and separate shower room.
