Description

Built in 1965, to the plans of a local architect, Boundary Ash is a charming single-storey house sitting off a quiet country lane, ten minutes from the coveted Suffolk coastline. Positioned at the end of a private tree-lined driveway, the house is beautifully proportioned and incredibly light, with expansive panels of glazing throughout. The Tour

Arranged in a lateral open plan, the house occupies approximately 2,175 sq ft and offers a rational, free-flowing division of space with the sleeping rooms positioned to one side of the plan and the living spaces at the other. The primary entrance leads directly into one of the two glass loggias, allowing light to flood through both sides of the building. The original parquet floor runs underfoot.

Off to the immediate right, sits an expansive open-plan kitchen and dining room whch has recently been updated. The removal of a dividing wall transformed the quality of light and spatial experience in this part of the building. The kitchen has a separate larder, and a very pleasing view out to the avenue of Cherry Blossom trees in the front garden.

A side door leads out to the adjoining car port composed around a classic undercroft with space for one vehicle. Here can be found the original coal store, complete with Crittal windows and also a large utility / laundry room. To the front of the house, a double garage has been converted to a work space, currently used as a studio by the artist owner.

The primary living space is a wonderful room, sitting on a slightly lower split-level, with a wall of glazing framing the green backdrop of the surrounding garden, merging the internal and external spaces. The original elevated brick fireplace and mosaic teak-parquet floor are perfectly in-keeping.

Two bedrooms lead from the left-hand side of the entrance hall, both with in-built storage and large picture windows with uninterrupted views onto the garden. An extension to this half of the house was added in the 1980's to the design of the original architect, providing an extra bedroom spanning the full width of the house, currently accommodating an additional office space. This room has a large ensuite but there is also a separate family bathroom.

Outside Space 

A bright little sun room leads from the entrance hall onto the patio terrace, introducing a sunken outdoor swimming pool. The garden offers around an acre and is interesting and multi-layered, with an impressive oak, pear and apple trees, and pockets of mature shrubbery. There are also three useful sheds for garden storage. A large stretch of woodland borders the garden and as a result, the house feels secluded, private and very much at home in its surroundings.

The Area 

Snape is incredibly well positioned for access to the ever-popular highlights of the Suffolk coastline, equidistant between the popular fishing village of Orford and Aldeburgh. Both Pump Street's bakers and their chocolatiers are based in Orford, the most recent addition to the thriving community of local producers the region is well known for. A great selection of butchers, fishmongers and grocers are also within easy reach; Friday Street Farm in neighbouring Saxmundum is a favourite among local residents. Benjamin Brittan’s internationally renowned concert hall at Snape Maltings is just a five minute drive from the house.

Families are well-catered for, with a selection of community, state and independent schools within walking distance or easy reach by car. For connections to London, trains runs from Saxmundum station (a ten minute drive from Boundary Ash) to Liverpool Street in two hours.
