Description

NO CHAIN - This delightful, detached country cottage is set down a quiet lane. It is NOT LISTED and is in need of updating but has been a loved home for almost forty years. Set in HALF AN ACRE (tbv) with a detached single GARAGE, ample parking and a detached brick OUTBUILDING..
This lovely period cottage has a wealth of wall and ceiling beams with a restricted head height around 6ft (1.8m) in some areas. Believed to be around 300 years old, the cottage is well loved but does need some attention now and some modernisation. There is a new Tricel UK SP6 tank, installed this year, for the sewage and there is gas central heating. The main door leads into the sitting room which is bright with windows on three sides of the room and a large central open inglenook fireplace. A study with a window overlooking the very pretty garden could also be used as another bedroom if required as there is a shower room on the ground floor. The kitchen, with its quarry tiled floor, is fitted with a range of wooden units, has an electric oven and hob, white ceramic sink with window above and plumbing for washing machine and dishwasher below and a proper, original, walk-in larder. A door leads through to the boot room, off which is the shower room and a door leading out to the garden. On the first floor: Turned stairs with a door at the bottom lead to two double bedrooms with storage cupboards and lovely garden views, a landing and bathroom on this level. From the landing is a door leading to stairs rising to the second floor where there is another long double bedroom, with a storage cupboard and a window to the side.

OUTSIDE: The majority of the garden is adjacent to the cottage. There is a patio to the side of the cottage with a Summerhouse and pathways leading through beautifully stocked flower beds to the level lawns divided in two, with a row of apple trees. There are mature hedges surrounding the gardens which are South facing. Across the lane directly opposite the cottage, is a piece of land on which is a solid brick built, longer than average, detached single garage with power, electric door, parking for several vehicles and a solid brick constructed workshop with power and light.

Services: Recently installed Tricel UK SP6 tank for waste water, mains water, electric, gas central heating via LPG. Tax Band F.

Spinney Lane is a small country lane between the villages of Little London and Waldron. It is not known to be used as a 'cut through' lane and both villages are small hamlets. Waldron has a local pub, church, cricket/sports ground and community centre. Little London is on the outskirts of Horam where there is a Co-op supermarket, range of local shops, doctors, dentist and vets. There is also a golf and tennis club, pre-school, local cafes and sports ground. The market town of Heathfield is about 1.2 miles distant and has a larger range of local shops, schools, medical amenities, clubs, societies, gyms and supermarkets including a large Co-op, Sainsbury's and Waitrose.. The nearest main line station is at Buxted 7 miles distant, on the Victoria Line, or Stonegate 8 miles distant on the London Bridge/Charing Cross line.
